400-Square-Foot Custom THOW with Arched Details and Two Bathrooms

Carmen and Bill downsized from a 5,000-square-foot home to this 400-square-foot custom tiny house on wheels for retirement. The design includes two bathrooms, a mudroom, an expansive kitchen with a half dishwasher, and distinctive arched architectural features throughout. Underneath the standing-height loft bedroom is what they call the “basement”—a space configured as an indoor gym. An office area in the bedroom overlooks the arched details that define the home’s character. The tiny house is parked at one of the Incredible Properties communities in Tennessee.

Lessons from This Home

  • Two Bathrooms Accommodate Couples: Including a second bathroom in a tiny house allows couples to maintain privacy and convenience without the compromises typical of single-bath designs
  • Standing Lofts Create Usable Under-Space: Building a loft with full standing height underneath opens up functional areas like the gym “basement” that would otherwise be wasted vertical space
  • Arched Details Add Architectural Interest: Incorporating curved elements breaks up the typical boxy tiny house aesthetic and creates a distinctive, custom feel without requiring additional square footage
  • Extreme Downsizing Requires Intentional Design: Moving from 5,000 to 400 square feet demands thoughtful planning—mudrooms, dual baths, and dedicated work areas help maintain quality of life at a fraction of the size
  • Tiny House Communities Simplify the Transition: Parking at an established community like Incredible Properties provides infrastructure, community, and a legal landing spot for those making significant lifestyle changes

So nice to see something so different and creative. I love this tiny — cannot tell you anything I didn’t love.
BTW: While some do this, figuring out a space designed for boring things ie mops, brooms, vacumm, etc is often forgotten in a tiny!! Otherwise, I love this unique tiny.
