16×20 Two-Story Cottage Plans

One of the great things about building tiny on a foundation is that you aren’t limited in terms of highway height rules. That’s shown in these tiny house plans that have a second-floor loft bedroom with full standing height. Leaving the room open to the living space makes the home feel larger by eliminating extra walls.

The first floor is about 320 square feet and contains plenty of space for a grand living room that bleeds into the full kitchen. Without the restraints of a trailer, the home width allows for a full bathroom. You can purchase the plans today on Etsy.

Adorable Traditional-Style Foundation Tiny House

A winding spiral staircase leads to the second floor.

You can eat at the kitchen island.

There’s a whole wall of cabinets against the back wall.

The upstairs bedroom has an office space as well.

The wrap-around porch extends your living space outside.

Here’s a look at the floor plan.

Here’s a side view of the space.

I like this cut-away of the roof.

Love this design. I would love to know what the wall coverings are and ceiling coverings.

What is the overall height above the first floor? I have a 15’ restriction

For plans, materials depend on either you and/or the builder you hire to decide. While you can contact the seller for the height but when building it can always be modified to fit any local requirements. Plans are more a guide but doesn’t have to be followed exactly.
