Deltec’s Backyard Cottages are circular prefab shells meant to sit near a main house — Refuge at 326 sq ft (21′ diameter) and Sanctuary at 517 sq ft (26′ diameter), each a studio with one bath.

These are base shells, not turnkey houses. The product path puts the buyer in the lead: confirming building permit requirements, assembling and securing the permit, engaging a builder or serving as own GC or DIY so an appropriate foundation is built, then shell assembly, HVAC-plumbing-electric, and interior finish on the buyer side.
Refuge — 326 Sq Ft
Refuge is 326 sq ft on a 21′ diameter. Six floor-plan options. Studio, one bathroom. Floor plan 21-A is shown on a slab foundation with factory-installed engineered wood siding. Backyard Cottage Base Shell Price: $24,900.

Inside the studio layout, the plans keep a simple floor with only one interior wall for the bathroom — bed and desk views show how that open circle reads once finished.

Sanctuary — 517 Sq Ft
Sanctuary is 517 sq ft on a 26′ diameter. Six floor-plan options. Studio, one bathroom. Floor plan 26-C is shown on a crawlspace foundation with factory-installed engineered wood siding. Backyard Cottage Base Shell Price: $35,900.

How Sanctuary Sits Against Nest
On the same Backyard Cottages page, Deltec prints a comparison to the Signature Nest: Nest is also 517 sq ft on a 26′ diameter, with a base shell price of $45,867. The page states the Sanctuary base shell is $9,967 less than Signature Nest. Nest is the full-service 360° Signature path; the Backyard Cottage path is the buyer-led package.

What do you think?
Would you take on a buyer-led Refuge shell at $24,900 or Sanctuary at $35,900 — knowing permit, foundation, MEP, and finish sit outside those numbers — or is a full-service path the better fit? Tell us in the comments.
