Shed conversions remain the cheapest honest route into small-space living, and this 12×20 near Fairfield, Iowa is a good example of the type: an insulated, fully panelled cabin with a tiny footprint and, as the seller put it, countless possibilities.
Reclaimed panelling gives the interior its character, and the build included a new 20-gallon hot water heater among its upgrades. It sits on skids rather than a trailer, which means it moves by flatbed and sits like a small building.
Editor’s note: this home was listed at $23,400 in 2022 and has sold. Current listings are linked below.

Why Shed Conversions Keep Working
- The shell is the expensive part, and it already exists. Money goes into insulation, wiring, and finishes rather than framing and roofing.
- Insulated and fully panelled is the line that matters. An uninsulated shed is a storage building; insulation is what makes it a dwelling.
- Reclaimed panelling costs little and reads as character. It is the cheapest way to make a converted box feel deliberate.
- Skids mean flatbed transport, not towing. Plan for one move and budget the haulage.
- Hot water is the upgrade buyers check for. A proper water heater separates a year-round cabin from a summer one.

My 10×20 conversion is also this same stain color. Color: Bluebird. Very nice home.
This tiny house has so much potential! Many of the materials already inside could be revamped into a very cozy shabby sheik home for little money. Some paint to brighten the place, and you’re on your way. That bathroom is wonderful as is. I don’t feel the blue on the exterior goes with the brick, but one could paint the blue or paint the brick. If it is already on skids, then any local shed moving company could haul it for a couple hundred depending on how far you’re going. It’s a very good buy for a very nice home!
I love how this home is rustic and not frilly or too girly. The shelf brackets, being metal, and breaker box look perfectly fine. They serve their purpose and that’s the most important. They don’t make this home look unfinished. The rain on a metal roof would be comforting. Lots of counter space. Couldn’t do the steps. I would kill myself. One thing I would change (in addition to the steps) would be to skip Tue porch and use that space for the inside. Very nice home!!
