The Oaks on 37 keeps an adult-only tiny-home neighborhood just off I-30 in Mount Vernon, Texas. Each house sits on a concrete pad with two dedicated parking spaces; you buy the home or bring your own.

This one is white with black trim and a red door. A porch runs the front. Stairs drop to the grass, and the concrete pad is right there for two cars. Trees lean over the lot.
The operator’s Tiny Homes page calls it an adult-only community. That is the hard line here: this neighborhood is not set up for kids.

Buy One or Bring One
A grey house on wheels sits the same way: pad, porch, a ramp off one end, trailer tongue still out front. Same deal as the white one. The house is yours if you purchase it or already have one. The lot is rent.
Lot rent on that Tiny Homes page was $699 a month as of August 27, 2026. The same page says that rent includes water, sewer, trash, Wi-Fi, and full access to the resort amenities. That figure is from their page that day. It can move.

Two white cottages share a stretch of grass. One roof is copper-tan, the other blue. Cars sit on the pads in front. Houses close enough to see the next porch, lawn in between.
Behind the RV Resort
From above, the lots follow a concrete loop. Pads around the outside, lawn in the middle, trees on one side and open pasture on the other. A tighter grid of RVs sits just beyond — the resort this tiny-home section lives with.

The published address is 1080 TX 37, Mount Vernon, TX 75457. Amenities they name: a swimming pool, a fitness center, a 24/7 clubhouse, pickleball, and an outdoor amphitheater.

The clubhouse in their photos is a lounge: navy sofas, a vaulted ceiling, a TV on the wall, glass to the trees. They say it stays open 24/7.

Two pickleball courts sit on a concrete pad at the tree line — blue lines, portable nets. The pool and the amphitheater are on the same amenities list.
What the page actually offers is a pad, two parking spaces, and the resort next door. You do not buy the land.
