Hermosa Orchards Village: A Durango Tiny Home Community with Its Own Fruit Orchard

Hermosa Orchards Village is a tiny home community in the Animas River Valley just outside Durango, Colorado, surrounded by red-rock mountains and thousands of acres of national forest. It has 22 roomy spaces for tiny homes and park models under 400 square feet, plus something few communities can offer: a shared orchard full of mature fruit trees. It opened in August 2021.

Big Lots with Room to Spread Out

Hermosa’s spaces are larger than most. Eleven are 36 feet wide and eleven are 50 feet wide, running roughly 95 to 138 feet deep, for lots from about 3,600 to over 6,000 square feet. That leaves plenty of room around your home for a deck, a covered patio, raised garden beds, a shed, or even a hot tub.

Each space has water, sewer, and electric hookups at the back, with 50-amp and 30-amp RV-style plugs. Park models that need 100-amp service can be hardwired.

An Orchard for the Whole Community

The community’s name comes from its orchard. All residents can enjoy the shared orchard and community spaces, where mature trees produce apples, cherries, plums, apricots, pears, mulberries, and quince. In spring the trees fill with blossoms, and by late summer there’s fruit to pick right in your neighborhood.

Mountain Living Near Durango

Hermosa sits in one of Colorado’s best outdoor areas. Purgatory Ski Resort is 16 miles north, Durango Hot Springs Resort is 1.5 miles south, and you can ride or hike the Hermosa Creek Trail right from your front door. The La Plata Mountains are full of streams, waterfalls, and lakes, and the canyon country of Utah and New Mexico is just a few hours away. Winters in the valley are generally mild.

For everyday needs, James Ranch Grill and Market and a local grocery store are a few minutes away, and the Hermosa Creek Grill is within walking distance for breakfast and lunch.

Good to Know Before You Apply

All homes are owner-occupied, and subleasing or short-term renting your home isn’t allowed. Homes must be built to RV standards (ANSI 119.2 or NFPA), usually shown by an RVIA, NOAH, or Pacific West sticker. You’re responsible for setting, leveling, and hooking up your home. One pet is allowed in a 36-foot space and two in a 50-foot space.

Hermosa usually has a wait list. You can fill out an application to join it, and the community notifies everyone on the list when a space opens. The community doesn’t sell or rent tiny homes itself, but residents sometimes sell their homes on their own.
