    Incredible Tiny Homes now charges $300-$400/month with no real amenities. There’s no Community Center or Laundromat. The Dog Park was put in by residents, and the trail is overgrown and blocked in spots.
    None of the developments were approved by the County (per the County itself), and they are under a Stop Work Order by the County FEMA department for failure to provide elevation certificates for every home and structure on the Factory portion of their property (they’re in a special Flood Zone). They’re being taken to Court over this issue later this month.
    They aren’t building for 2026, they even say so in their videos. They will take your order now (and your money), but won’t build until 2027. BEWARE!
    There is no completion date on the build Contract, so there’s no telling when you’ll get it. 10-18 months is very possible, as has happened to Customers in the past. Add however many months left in 2026 to that number.
    Look at the local paper, Newport Plain Talk, for so many articles detailing all the issues with this company. Just go elsewhere and save yourself the headache.

      I think they got too big for their britches up there in TN. He just kept adding and adding. Got greedy I think. He we t bankrupt years ago and when he started building these tonys he had the right idea but now…no way!
      Also I’m disappointed there are no tiny house communities where you can just buy your lot and pay a small fee per year for any amenities that the community agrees on adding. Renting lot space doesn’t get you out of the expense that tiny living supposed to offer. I live on just a bit over $1k month I can’t pay these rents. But I could pay for a lot up front. Someone needs to do better. Get the greed out of the picture!!!

        There’s one near Jasper Alabama called Prestige Country Cottages Tiny Home Community. They sell 1/4 acre ($15,000 for the next 2 lots) and 1/8 Acre lots ($10,000 for the next 3 lots) with power, water and septic installed. They build out shed homes, but will allow any tiny home builder. They have a shared garden and chickens. It’s truly Unrestricted where they are (we went out there and looked at it and around the area). They’re on Facebook.
        There’s also Tiny Haus Life on FB, they’ve mentioned several other Tiny Home Communities that sell lots.

        We’re getting a Tiny House from Simplify Further Tiny Homes out of Butler FL. I’ve seen their homes in person and spoken to the owners many times at Tiny House Festivals. They have Very reasonable prices, like an 8×20 studio style with a storage loft starting at $30,000 (you get to pick your colors).
