This 242-square-foot build in Los Angeles avoids that, and it does so by treating the container as a structural shell rather than the whole design: a repurposed container forms a ground-level studio with a sleeping loft above, wrapped in exterior metal siding under a standing-seam metal roof.
At 8.5 by 20.5 feet it stays within road-legal width, and it’s Park Model RV certified to ANSI 1195.2 — the certification that determines where you can legally place it. The kitchen carries quartz countertops, custom cabinetry, and a stainless sink, there’s a combo washer/dryer, and the bathroom holds a shower. The unit had only ever been used as a display model, so it was effectively new.

What to Know About Container Homes
- Certification decides where it can live. Park Model RV certification to ANSI 1195.2 is what parks, lenders, and many jurisdictions ask for — and it cannot be added afterwards.
- A container is a shell, not a floorplan. The good builds add a loft and real finishes; the poor ones leave you living inside corrugated steel.
- Metal on metal is the low-maintenance combination. Metal siding and a standing-seam roof over a steel shell means very little to repaint or reseal.
- Display models are the bargain of the category. A unit used only for show has no wear but sells used — the same logic that makes ex-demo cars good value.
- Staying at 8.5 ft wide keeps it towable. Container builds can get heavy and wide fast; road-legal width keeps your siting options open.
