Park Model Paradise: A 55+ Community on Indian Lake, Ohio

Park Model Paradise is a 55+ HOA senior adult community on the north side of Indian Lake, Ohio, across from Turkeyfoot — State Route 235 and Township Road 293. The homepage, as of August 27, 2026, prints approximately 715 homes planned. The official fact sheet on the same site prints approximately 650 lots planned.

The aerial they run is the sales lot, not the HOA streets. Phillips Happy Hallow sits at 14738 OH-235, Lakeview, Ohio 43331 — the exclusive sales center. Park models line one side of the gravel. Fifth-wheels sit on the other. A dark metal building with a red awning faces the lot, woods all the way around.

Year-Round Across from Turkeyfoot

The community is built for year-round living. It is fenced, with electronic security gates. Streets are paved, with curbs, storm sewers, and streetlights. Landscaping and exterior design need HOA approval. An additional storage lot is available for residents. Resort-style amenities are included.

Lots are printed as oversized, estimated 40′ × 85′.

Phase 1, Available Now

The official site plan is the map of the whole place: winding streets, numbered lots, six ponds, pickleball courts, a community building and a pool, Route 235 along the south edge. The available-lots page says the community will be developed in five phases, and that Phase 1 will be available NOW.

That same page also prints “Launching Summer 2026.” The official fact sheet header prints OPENING SPRING OF 2026. All three lines — spring, summer, and Phase 1 available now — are on their pages as of August 27, 2026.

The banner on the site: the first 100 lots sold include $10,000 off each lot. The available-lots page repeats it — every lot in Phase 1 comes with a $10,000 discount until the first 100 lots are sold.

The homepage does not print a lot price or a house price. The official fact sheet does. “Land & Home Packages Under $200,000.” The FAQ on that sheet: land/home packages will be sold around $200,000 for complete set up. That is their printed range as of August 27, 2026 — not a specific lot.

Kropf Homes Only

Every house placed in Park Model Paradise has to be a Kropf park model. Sales run through Phillips Happy Hallow. Three series: Eldorado, Island — 14 floorplans — and Lakeside. Optional across the line: lofts, decks, sheds, carports and garages. Ground-set installation with a crawlspace is listed as an available option.

The fact sheet prints the mechanical line as all-electric with mini-split HVAC, and in the same breath: NO PROPANE TANKS. That is their spec.

Pickleball, Pool, Six Ponds

The amenities page names what is included: nine pickleball courts; an approximately 2,000 sq ft swimming pool; an enclosed clubhouse with bathrooms and a kitchen; six fishing ponds; bike and walking trails; and a dog park.

What the HOA Prints

Properties are not permitted to be rented or used for Airbnb. Fences are not permitted, except underground electric dog fences. If you have purchased a park model from Phillips Happy Hallow for your land, the fact sheet says you can store an old camper in the secure, fenced, gated storage lot on Township Road 250 at $1 a day.
