Marsha’s 8×8 Shed Conversion: A Longtime Reader’s Smallest Home Yet

Marsha is a longtime Tiny House Talk reader who has owned a number of tiny homes over the years — including a converted bus. Most recently she renovated an 8×8 shed on her son’s property into a small home, complete with a recently renovated kitchen area. She put it up for sale because she was ready to start travelling again: the plan was to renovate the bus and get back on the road.

At 8 by 8 feet this is one of the smallest dwellings we have featured, and it started life as a shed — which is exactly why it cost what it did. Buying a weather-tight shell and finishing the inside is the cheapest route into small-space living there is. Sixty-four square feet forces genuinely hard choices about what earns its floor area.

Editor’s note: this home was listed at $6,500 in 2022 and has sold. Current listings are linked below.

From the Original Listing

8’x 8′ finished shed for sale. Must be moved. Moving shouldn’t cost much. Shed with all finishing and built-ins weighs approximately 2140 lbs. Shed floor joists are on two runners. It is fully insulated. It has no bathroom, must use composting toilet or camping potty. Has overhead ceiling fan, 3 windows, screen door and french door, porcelain sink in kitchen area, electricity supplied by 14 gauge port plugs, set up for RV water hose, set up for gray water drainage hose for sink. Cedar floors and trim inside. Interior walls are painted plywood. Exterior walls are LP (registered trademark) SilverTech siding. String lights throughout, and three USB chargeable lights in kitchen area that are portable. All attached cabinets go with house, 8″ memory foam mattress (kept in zip up plastic protector) goes with the house, storage units under the bed go with the house, rolling table goes with house, curtains and blinds go with house. Small electric radiator heater goes with the house.

All personal items do NOT go with house. Deck with stairs does Not go with the house. Cactus picture in kitchen does NOT go with house. You must put up your own plexiglass backsplash. Outside electrical cords do NOT go with the house. RV water hose and drainage hose do NOT go with the house. These are items for which you will need to measure distance, and mine may too long or too short.

House has awnings over door and windows. There is no AC, but could easily be added. I’ve never needed one, lots of breezes. It’s a great for a guest house, teenager retreat, office, or she shed.

Shed is located 20 minutes south of Thomasville.

Price is $6500, cash only. Texts only. I will not answer calls or emails. Must pay in cash only. Must give me 24 hours notice to move out before hauling!

What $6.5K Buys You

  • A shed is a shell you do not have to build. Floor, walls, and roof already exist, so the budget goes into insulation, wiring, and finishes instead.
  • Sixty-four square feet is a discipline, not a home for everyone. At this size every object has to earn its place — it suits a studio, office, or guest space more than full-time living.
  • Skid-mounted means flatbed transport. No hitch, no towing — budget for a truck and expect to move it once.
  • The cheapest builds hold value best proportionally. There is very little to depreciate when the purchase price is this low.

Thanks, Alex! I actually changed the price on Craigslist to $5500 to help offset the cost of hauling, but depending on how far you have to haul, it should not cost a lot.

Marsha, you are a hoot! I respect your energy and adventuresome spirit. And south of Thomasville? I nearly dropped my phone. I thought you were further west. Greensboro was home for the first half of my life; eastern part of the state for the next half. If you travel this way, I’d love to have coffee. Best wishes for this next adventure.

Supersmart use of space. Shows great re-use of a prebuilt shed for one person. Could easily add a small lean-to for a flusher and shower. West Ohio is a bit of a hike; still good ideas.
