Woodfield is a 55+ park model community tucked into the tall pines of Show Low, Arizona, in the White Mountains. Since 2016, it’s been a place for people from the Phoenix area to escape the desert heat, whether for a cool summer season or year-round. Residents own their park model homes, lease the land, and share a close-knit community with organized activities, plus Big Lake and local golf nearby.

A Mountain Escape from the Valley Heat

Show Low sits high in Arizona’s pine country, so summers are far cooler than in Phoenix. That makes Woodfield popular as a second home: you can stay seasonally from May through October or live there all year. The community also has RV spaces for visitors.

Park Model Homes in the Pines

Woodfield builds new park model homes in one-bedroom and two-bedroom layouts. The one-bedroom homes come in The Cabin and The Cottage series, and the two-bedroom, two-bath homes are in The Cottage series. Buyers can customize the interior and choose from many upgrades. Woodfield’s in-house team can also build additions like extra bedrooms, expanded living rooms, sheds, and wrap-around porches.

How Ownership Works

At Woodfield, you buy your park model home and receive a title from the State of Arizona, but you lease the lot. The lease covers water, internet, sewer, and trash, and replaces HOA fees, paying for on-site management and upkeep of roads and shared spaces. Because a park model counts as personal property, residents pay personal property tax to Navajo County instead of real estate property tax, which Woodfield says is a fraction of what typical second-home owners pay. Up to two pets are allowed.
