Here’s the number that makes this listing worth a look: it sold new in November 2023 for $163,000. The owner then added an $8,000 custom feature. It’s now listed at $122,995 OBO — described as hardly lived in, with receipts available. That’s a nearly-new Minimaliste park model on wheels, 380 square feet, in Aberdeen, North Carolina. And it has one of the smartest storage ideas I’ve seen in a tiny house.

The Living Room Is Raised 18 Inches — and That’s the Point
The living area sits 18 inches above the main floor. It reads as a design move, a way to zone an open-plan house without walls. But the real reason is underneath.
That 18 inches of height becomes seven-foot-deep pull-out drawers running under the entire living room floor. Not cubbies. Not a crawlspace you have to lift a panel to reach. Full-extension drawers on slides, the length of a small canoe, that roll out into the room.

This is the answer to the oldest problem in tiny living. Everyone tells you to go vertical, and then you’re on a step stool digging through a bin over your head. This puts an enormous volume of storage at floor level, out of sight, and genuinely easy to get into.

Up top it’s a West Elm sectional facing an entertainment wall with a 55-inch Roku TV and a JBL sound bar, both included in the sale. Windows on three sides.
And There’s a Safe in the Floor
Set into the floor beneath the entertainment center is a custom steel safe with a gas-strut lid, flush with the flooring when closed. The listing describes it as a hidden custom gun safe, added in 2024 for $8,000.

Whatever you’d personally store in it, the engineering is the interesting part: in a house where every pound and every inch is accounted for, someone found room for a floor-mounted steel vault and made it disappear.
A Kitchen That Doesn’t Apologize
Deep navy cabinetry, white subway tile, warm wood ceiling, black fixtures. A full galley with a gas cooktop, a wall oven, a full-size fridge and a stainless undermount sink — plus a dining nook with bar seating.

This is Minimaliste’s calling card. The Quebec builder has a reputation for finishing tiny houses to a standard that reads as apartment-grade rather than RV-grade, and the cabinetry and tile work here back that up.
Two Bedrooms, One of Them Flexible
The loft holds a queen bed, reached by real stairs rather than a ladder — and there’s a full-height closet on the stairway landing, which is a genuinely clever use of the one spot in a tiny house nobody knows what to do with.

Downstairs there’s a second bedroom on the main floor — a real room with windows and a door, which the listing notes can just as easily be an office or work area. For anyone who can’t climb into a loft every night, or who works from home, that’s the room that makes the house livable long-term.

The Bathroom

Built for Real Winters
Minimaliste builds in Quebec, and the construction reflects it. The shell is structural insulated panels — SIPs — which give you a continuous, airtight, highly insulated envelope with far less thermal bridging than a stick-framed wall.
Climate control is two mini-split heads providing AC and heat pump heating, paired with a heat recovery air exchanger. That last piece matters: seal a house up this tight and you need mechanical ventilation to keep the air fresh and the moisture under control.
Together that’s a house genuinely set up for year-round living in either a hot summer or a hard freeze, which is not something you can say about most units in this size class.

Two Things to Check Before You Call
First, the width. This house is roughly 38.5 feet long by 10.5 feet wide on a triple-axle trailer. At 10.5 feet it’s an oversize load in every state — you’ll need permits and a professional transporter, not a weekend and a pickup. Eight leveling jacks come with it, which helps at the other end.
Second, the certification wording. The listing says the home “meets NOAH certification standards.” That is not the same statement as “is NOAH certified,” and the difference can matter a great deal to a lender, an insurer or a park manager. If certification is part of why you’re buying, ask the seller for the actual certificate and its number before you go further.
