Creek Walk Cottages is a tiny home community in Travelers Rest, South Carolina, set on more than 20 wooded acres right on the Swamp Rabbit Trail. It’s about a mile from downtown Travelers Rest and a short drive to downtown Greenville. Residents live in park-model tiny homes just under 400 square feet, with optional lofts and porches. The community’s motto: “We don’t just sell homes, we sell a lifestyle.”

What sets Creek Walk apart from a lot of tiny home communities is where it sits. Instead of being tucked away on a rural road, it’s plugged into one of the best-loved greenways in the Southeast, so a car-light life is a realistic option here.

A Community Built Around Simple Living

Creek Walk was started by entrepreneur Justin Draplin to give people a chance at simple living in tiny homes. As he puts it, “Everyone who moves here expects to get rid of stuff. Sometimes they have anxiety about it, but once they start doing it I get texts like: ‘Justin, I started throwing away stuff, it feels great!'” He says residents also tell him, “I can clean this whole house in thirty minutes!”

Investors Richard Williams and Mark Ells later joined to help grow the village. Williams became an active manager, and Ells is behind the Phase III development. The community even keeps downsizing tips on its FAQ page, from sorting wants versus needs to test-driving tiny living with a few nights in a tiny rental before you commit.

Trails, Ponds, and Gardens

The wooded property has walking trails along a flowing creek, several ponds with fountains and docks, community gardens with honey bees, bonfire pits, a coffee shop, an outdoor grilling area, and a mail room, with a community center on the way. The shared spaces matter more in a tiny home community than in a typical neighborhood. When your house is under 400 square feet, the dock, the garden, and the fire pit become your extra rooms.

Right on the Swamp Rabbit Trail

The Prisma Health Swamp Rabbit Trail is a 22-mile, multi-use greenway that runs along Main Street in Travelers Rest and connects to Greenville. Residents can walk or bike straight onto it for coffee, errands, or a ride into town without getting in a car. “If you want to walk or bike on the Swamp Rabbit Trail, you don’t have to get in a car or go and meet somewhere, you can just knock on your neighbor’s door,” Draplin says.

Travelers Rest sits at the edge of the Blue Ridge foothills, so you get four real seasons, including the occasional snowfall that turns the ponds into a postcard.

The Homes

Homes at Creek Walk are RV park models, about 399 square feet, built on a chassis to ANSI 119.5 standards and sold through Faith Cottages. Models include the Bankhead, Cahaba, Cheaha, Coldwater, Cumberland, Desoto, Sipsey, Swayback, and Tannehill. Residents must buy their home through the Creek Walk sales office, so outside builders aren’t allowed.

The buying process is straightforward. You pick and reserve a lot, go through a semi-custom design process, and then order the home. Homes arrive fully assembled and are priced to be move-in ready, though you may need appliances depending on your selections.

What It Costs

Homes start in the $140s, according to Creek Walk’s homepage. Lots are lease-only, and the village lease covers power, water, sewer, trash, land taxes, lot maintenance, and the community amenities, which makes monthly costs very predictable.

It’s worth understanding the land-lease model before you buy. You own the house but not the ground under it, so ask about lease terms, how increases are handled, and what happens if you want to sell. Park models also tend to be financed more like RVs than houses, so loan terms are shorter than a typical mortgage.
