This 30-foot Texas-built tiny house makes the trade most builders avoid: it spends its length on an enclosed ground-floor bedroom instead of squeezing in a loft. The result is a home that lives like a small apartment. The bedroom sits behind a door off the living room with enough room to walk around a queen bed, a proper closet with hanging space, and built-in drawers sized for a normal wardrobe rather than a weekend bag.
The rest is finished to a residential standard. The kitchen carries granite counters, solid hardwood white cabinets, and full-sized appliances with a deep sink. The bathroom has a tiled walk-in shower with a glass door. Outside it’s a 26-gauge Galvalume roof, and the build included a 40-gallon electric water heater and a warranty — the sort of spec list that separates a professional build from a hobby one.
Editor’s note: this home was listed at $99,990 in December 2022 and has sold. We’ve kept the tour up as a reference on single-level layouts with a real bedroom. Current listings are linked below.

Why a Real Bedroom Is Worth the Length
- A door is the difference between a home and a campsite. An enclosed bedroom lets two people keep different schedules, which is the most common reason couples give up on tiny living.
- Storage sized for real clothing matters. Hanging space and drawers for a full wardrobe are what make full-time living work rather than a long camping trip.
- Thirty feet is the practical threshold. Below it, something has to go — usually the ground-floor bedroom. This is roughly the shortest length where the layout works.
- Residential finishes signal a professional build. Granite, hardwood cabinets, a Galvalume roof, and a warranty are a different tier from RV-grade components.

A great example which shows how much space a 4ft wider TH provide versus higher shipping cost.
But when the TH is more stationary as most of them are it seems to me a great option.
For my needs the bathroom should be next to the bedroom.
I am aware that more pipes are needed but it’s much more convenient and worth the efforts.
Well done.
This is a really nice little house. Pretty, and we’ll designed. I like the bathroom next to the kitchen because guests can use it more easily (may have someone sleep over on the sofa), and it’s convenient to the area in which most people spend the most time, the kitchen. Anyway, I like this a lot.
