Escape Vista Boho: A Ground-Floor-Bed Tiny House Sized for Airbnb

The Vista Boho is ESCAPE’s answer to a question a lot of first-time buyers ask: how small can you go before a tiny house stops working as a home? This one puts a built-in queen bed on the ground floor at one end, wrapped in windows on three sides, which is the detail that makes the whole layout click. No ladder, no loft, no crawling into bed — and the wrap-around glass turns what could feel like a closet into the nicest corner of the house.

The rest is efficient rather than cramped. A fold-flat couch and double flip-tables let the middle of the home switch between lounging, dining, and working. The kitchenette runs an induction cooktop, mini fridge/freezer, and a deep sink with butcher block, and there’s a full-size closet with mirror plus a drawer stack for storage. The bathroom holds a one-piece shower stall and a flush toilet, and a high-efficiency mini-split heat pump handles the climate.

Editor’s note: this slightly-used unit (Boho #925) was discounted $12K to $54,600 in 2023 and has since sold. The Vista Boho remains in ESCAPE’s lineup, and we’ve kept the tour up because it’s a useful look at a ground-floor-bed layout. Current listings are linked below.

Why a Ground-Floor Bed Changes Everything

  • No ladder means no expiration date. Loft bedrooms quietly assume you will always be able to climb. A main-floor bed keeps the home livable through injury, illness, and age.
  • Windows on three sides beat square footage. Glass on multiple walls is the cheapest way to make a small volume feel larger, and it is why this bed nook reads as a feature instead of a compromise.
  • Airbnb-sized is a real design target. Homes in this range are small enough to site easily and finish affordably, but complete enough to rent nightly — which is why this size holds resale value.
  • Buying lightly used is the discount nobody talks about. This unit came in $12K under new. Demo and lightly-used builder inventory is consistently the best value in tiny homes.
