A MitchCraft 32×10 Tiny House with a Stand-Up Loft Landing

Rita lived in this MitchCraft-built tiny house for four years before selling it, and that lived-in history is part of what makes it worth studying. The standout detail is small and clever: the loft bedroom has a landing you can actually stand on while getting in and out of bed. Anyone who has shuffled sideways off a mattress into thin air will understand why that single square metre of floor matters more than almost any other upgrade at this size.

Downstairs, a built-in bench gives the living room a permanent lounging spot without furniture eating the floor, and the kitchen carries all the major appliances plus a breakfast bar. The bathroom holds a washer/dryer unit, a glass shower stall, and a residential toilet rather than RV-spec fittings.

Editor’s note: this home was listed at $70,000 in Boulder, Colorado in early 2024 and has sold. MitchCraft is still building — current listings from other sellers are linked below.

Description:

I am selling my wonderful tiny house on wheels! This beautiful space was build by Mitchcraft Tiny Homes in Fort Collins in 2017. His homes now sell for closer to $150-$200k and his attention to detail and craftsmanship result in a well built and aesthetically pleasing home.

I am the second owner and have lived in it for 4 years. It is 8×20 with stairs and a landing up to the loft (no ladder!). The space is incredibly usable, spacious and light, with high ceilings and the ability to sit up in the loft. There are 2 closets, by the door and at the top of the stairs. It features a flush toilet, Della mini split for efficient heating and cooling, Splendide washer/drier, full sized fridge, 3 burner stove and oven. The kitchen table folds down and the couch has a pull out feature, making for an adaptable living space. There is a mini “garage” over the hitch for extra storage.

It has really been the most special place I’ve ever lived and parting with it is bitter sweet. I’m happy to share more about my why: it is unrelated to the house itself. I hope you find as much joy in this space as I have! Reach out if you have any questions or would like to come take a look. I look forward to showing you this little gem.
If it’s up it’s available.

Design Details

  • Builder: MitchCraft Tiny Homes, roughly 32 ft x 10 ft
  • Loft bedroom with a stand-up landing for getting in and out of bed
  • Built-in living room bench seating
  • Full kitchen with major appliances and a breakfast bar
  • Bathroom: washer/dryer unit, glass shower stall, residential toilet
  • Lived in full-time for four years before resale
  • Original asking price: $70,000, Boulder, Colorado (2024, sold)

Why the Loft Landing Matters

  • A landing turns a loft from a shelf into a bedroom. Somewhere to stand while dressing or making the bed is what separates a usable loft from one you tolerate.
  • Built-in seating outperforms furniture. A bench recovers the floor a sofa would occupy and usually adds storage underneath.
  • Ten feet wide means permits to move it. Anything past 8.5 ft needs an escorted transport — factor that into any purchase at this width.
  • Four years of full-time living is a feature. Problems surface in the first two winters; a home that has been lived in has had them found and fixed.
