This is cute. It would be nice as a guest house or office, parked behind a regular house.
I suppose value would be based on how well it would work for you.
To me, price seems a bit high.
Assuming 16×8 is an outside footprint size, that puts an (optimistic) interior dimension at 15×7, which is 105 sq. ft.
The bathroom seems to work, although I might trade the toilet and sink positions, for sake of privacy.
Not too impressed with the furnishings shown, but that’s a minor point. I’m sure they were simply placed there to show what could be done with the space.
I like it better priced around $15K or maybe even a little less, but at that price, I wouldn’t expect it to be furnished, either (aside from a finished and complete bathroom).
It is a cute little cottage, though.

Yeah, it’s a bit steep with so little in it, not quite complete, no loft, etc… It’s not horrible for the price but you could do better…
Just usually hard to find better options at a lower price because the lack of financing options usually leaves most commercial builders catering to people who can afford and want higher end home because they’re usually the only ones actually buying homes.
Some builders who have tried offering more affordable options usually end up going out of business, like Compact Cottages once offered 16′ THOWs for $16K but they didn’t sell and had to basically give up on the THOW market…
But there’s a few who keep on trying and still managing to eck out a living, Incredible Tiny Homes, for example, offers what they call an RJO that starts at $15K for a 16′ THOW… It’s minimally built and is less than 5000 lbs but it’s complete, has more height than this one, can be customized, has a storage loft that can be upgraded to a sleeping loft, and can still be a comfortable home to live in that’s basically still move in ready at that price…
i like it, but without a kitchen its really not worth it for me unless you used it as a back yard airb&b.
