Pennsylvania Has Tiny Estates. East Coast THOWs Cluster in the Carolinas.

Pennsylvania has Tiny Estates in Lancaster — the one listing on our communities directory. East Coast THOWs cluster in the Carolinas: Lakewalk in Greer, Acony Bell in western North Carolina, and Poplar Creek in Rutherfordton.

They’ve been in Central Pennsylvania since 2018. Nightly stays and long-term placement, plus rentals, builds, and homes for purchase. As of August 26, 2026, the lots page says: “We do not currently have lots available.” Email office@parkstoneholding.com to join the list when a lot opens — typically from someone’s 60-day notice. They hope to add more sites later.

Lot rent includes water, sewer, propane, internet, trash, mowing and plowing. Instagram and Facebook: @tiny_estates and facebook.com/tinyestates.

A second Pennsylvania project is standing up in Lock Haven. Bald Eagle Village, on Tiny Trails Realty’s page, is not on our directory yet. It is a mix of compact cottages, tiny homes, and manufactured homes — not a pure THOW park.

The November 5, 2025 update lists four pads with driveways, new sewer and water, and work on the commercial building. The January 16, 2026 update says two homes in inventory, another arriving toward the end of February, waiting on warmer weather, and prices from $85,000 to $135,000. The same page also says new homes starting from the mid-$40,000s. Both lines are on the page. Call 570.672.5180 or use the tour form there.

Parks that take a house on wheels cluster in the Carolinas. Two already have house tours here. Poplar Creek is the fresh land-lease.

And a creekfront house at Acony Bell in North Carolina on July 7, 2026. Their site still says bring your own tiny home on wheels or park model, with permanent long-term sites and short-term vacation rentals.

Poplar Creek Tiny Home Village in Rutherfordton, North Carolina, is the fresh first-party park. Land-lease. Long-term sites (12+ months) for RVIA- or ANSI-certified THOWs and park models. The homepage, dated 2026, lists 30 long-term home sites on 10 wooded acres, monthly lot rent $675–$725, and Phase 2 lots available Summer 2026. Questions go to hello@poplarcreekNC.com.
