It’s rare to find tiny homes already completed for under $30K these days, so it’s always exciting when we spot one in the wild! She’s simple and only 16 feet long, but with a little kitchen, bathroom, and loft bedroom, it has everything you need for full-time living.

The house has a simple gable roof, recessed lighting, and a mini-split for heating and cooling. There’s a bit of space for a comfortable armchair and a ladder that takes you up to the loft bedroom. You can purchase it in Arcadia, Florida.

This sweet THOW looks just like a little cottage.

The interior is mostly white to keep things bright and open.

The retro turquoise appliances ?

A vanity acts as the kitchen sink, and there’s a cooktop on the wire rack cart.

A mini-split keeps things temperature controlled.

This is the loft bedroom with some nice recessed lighting.

There’s a small sink and then a fiberglass shower stall.

That appears to be a residential toilet.

Mini-split and electrical on the front of the trailer.

  • $29,450
  • New, 16 foot hand built from the trailer up Tiny House. This IS NOT a prefabricated shed. We started with a heavy duty dual-axle boat trailer and built this beautiful Tiny House from the trailer up. We hammered every nail. It’s built like a house. It’s wrapped in weather protection underneath the siding, and it has insulation between the walls.
  • It comes with Rheem tankless hot water on demand, toilet, shower, two sinks, hot plate, refrigerator, microwave, ceiling fan and remote control mini split AC.
  • Measures approximately 7’2” wide, 16’2” long, interior is 9’ high. The bedroom is 72” x 80” and easily fits a queen size mattress, leaving ample space on the side.
  • It can plug into a standard residential power supply and hookup to a standard hose for water. It has an RV type hook up for black water.
  • You can come and see it in Arcadia or we can deliver. We will consider partial trades plus cash.

    It’s a nice build. I like the exterior colors and the fact it’s ready for personalization without having to redo things. Cute house!

    No way, much too simple and basic for that price!
    Check out Simplify Further Tiny Homes out of Butler Fl. They have an 8×20 model for $29,900. Finished with actual kitchen cupboards, tile and vanity in bathroom and drywall.

    Right now its only listed on Facebook Marketplace, not their website, not sure why. I made a Public post on my Facebook page with their Marketplace Ad to make it easier to find.
    I’ve seen this builder’s products in person at multiple Fl. Tiny House Festivals, and can say they are good quality. They’re personable and quite willing to work with you.
