Most resale tiny houses on wheels come with a story and a stack of photos, but very few come with paperwork that a lender or insurer will take seriously. This 2017 tiny house in Caldwell, Texas has a NOAH Certificate of Compliance, issued in 2018, and that makes it worth a closer look. It was built by Infinity Tiny Homes on an 8-by-32-foot footprint, about 256 square feet, and the seller is including the large covered front porch and stairs in the $65,000 asking price.

A Professionally Built THOW With Its Certificate in Hand
NOAH (the National Organization of Alternative Housing) inspects tiny houses on wheels during construction against RV and residential safety standards. A home that passed comes with a certificate and a label. That matters most when you sell: some RV lenders, insurers, and tiny house communities ask for NOAH or RVIA certification before they will finance, cover, or accept a home. Plenty of excellent uncertified homes exist, but certification removes a common hurdle for the next buyer.
Kitchen With Real Cooking Space
The kitchen runs along one wall with painted green lower cabinets, a butcher block counter, a deep white sink, and a smooth-top electric cooktop. Above it, open wood shelves hold a microwave and a countertop oven, a practical pair in a home without a full range. The seller lists a refrigerator as well.

A Living Room That Doubles as an Office
The colorful interior has rustic wood ceilings and recessed lighting throughout. The living area fits a sofa, a wall-mounted TV, a dresser, and a built-in desk with a mirror that works as a workspace or a vanity. Having that much furniture on the main floor is easier because the bedroom is downstairs too.

A Private, Ground-Floor Bedroom
There is no loft ladder to climb here. The bedroom sits on the main floor behind its own door, with windows on two sides and room for a full-size bed. For anyone who has slept in a loft for a few years, that is the feature that sells the house.

A Bathroom With a Soaking Tub and Laundry
The bathroom is roomier than usual for a 32-foot house. It has a soaking tub with a shower, a stone-look tile surround, a pink vanity with a granite-look top, and a stacked washer and dryer. A tub is rare in tiny houses because it takes up space and weight, so it is a real draw for families with small kids or anyone who misses a bath.

The Covered Porch Is Included
The porch adds outdoor living space that roughly matches the width of the house, with railings, lattice skirting, and stairs. The seller says it is included in the price. Plan how it will move: a porch like this usually has to be taken apart or rebuilt when the house is towed, so ask how it is attached before you schedule transport.
What It Costs
- Asking price: $65,000, porch and stairs included (listing checked October 24, 2026).
- Transport: not included. Professional towing for an 8×32 tiny house is often a few dollars per mile plus setup, so get quotes before you commit.
- Site costs: budget for leveling, a power hookup (most tiny houses need a 30- or 50-amp connection), water, and sewer or septic where you place it.
Before You Buy
- Ask to see the NOAH certificate and confirm the label is still on the home.
- Check the trailer: tires, axles, brakes, and the title or MSO for the trailer and house.
- Confirm with your county or city where a tiny house on wheels may be lived in. The seller notes that placement and rental use depend on local rules.
- Marketplace listings can sell quickly. Message the seller through the listing, and never send a deposit before you have seen the home in person.
