300 Sq. Ft. 10′ x 30′ Tiny House Design

This post contains affiliate links.

This is a 10′ wide by 30′ long 300 sq. ft. tiny house design with additional space in the loft. One of my favorite features about it are that there’s a staircase (not a ladder) to the upstairs loft space.

And there’s enough room up there to have a king sized bed, too, which is great if you’re planning on sharing the space. Plus there’s an additional storage loft area behind the bed. This tiny house has plans for a total of 1400 watts of solar panels and a 150 gallon grey water collection system. More features include:

  • A combo washer/dryer under the staircase.
  • A wood burning stove.
  • A tankless water heater.

And much more. Take the entire 3D tour below. Please enjoy, leave your thoughts in the comments, and re-share if you feel called to. Thanks!

What is the long narrow room low ceiling room off the end of the bed for? Child retreat?

Great plan! I love the stairs, the roomy loft bedroom, and all that loft space behind the bedroom. Nice kitchen too. Well planned use of only 300 sq ft! Love it a lot!

    Hello,
May I purchase a copy of the blueprints for this 10×30 house. This is exactly what I had in mind for a house barge. Please email me with your phone number and I will call you. Or email me and I will give you my number. I am very serious. Thank you Rachelle

Where is the hanging clothes storage, or even drawer storage for clothes?

    • Lera
      May 14, 2015, 10:13 am

There is a full closet under the stairs next to the fold down dining table. Also, there is a dresser at the top of the stairs. There is also the large storage space in the loft that you could probably store clothes in if you need to, or put the bed on a platform with under-dressers.

I love the house. Great pictures, video. I can’t understand why anyone would ask questions like where’s the closet? and why no drawers? when you can clearly see the closet under the stairs, and the dresser at the top of the stairs. Neat place for the laundry, too by the way! Well done!

Very nice loft area that would actually work for a senior citizen like me! The STANDUP AREA is priceless!

The 10 foot width adds so much flexibility to the floorplan, but I think much of it could still be adapted to a 7 1/2 foot width of a more mobile variety THOW.

    Great ideas!

Is there a way for this to be on wheels? If so, I am so SOLD!

  • Carole D.
    May 10, 2015, 7:29 pm

Wow, just the right size for me. Do you actually have the plans. Or at least measurements of each room.
Is it on wheel or on a slab. I live in Canada where we have a lot of snow, so I would build it on a slab.

    Great job!

I love this plan! It has a washer/dryer, dishwasher, lots of storage, real couch, a bedroom you can stand up in, no ladder, solar power, water collection. He seems to have thought of everything. I really like the dining table that is connected to the kitchen counter, gives you more prep space when needed and seats plenty of people if you have guests, then folds down out of the way.
I want the blueprints too. 🙂 I checked his youtube channel and he said he is working on the plans, but has not completed them yet.
Also, the current design is for a slab build. it could be adapted to a thow but the ceiling height would have to be reduced about a foot and you would have to get special permits to move it because of the width. Personally, I would like it on a slab, but I know other people were asking about that so thought I would share the info I gathered.

Nice design wondering though woyld an in-wall gas contemporary fireplace work instead of woodstove and still heat place? Not sure if there is one that might have remote control heat settings – but I would prefer…?
Also, how difficult is it to move this with brick fireplace, water storage system, & what needs to happen on interior to move it? What thpe of vehicle is needed to move? (Cost/mile??)
    Thanks!

Actually more storage than originally thought. The bathroom really has to be re-thought out regarding door position, relative to living room and dining room. You can see right in, not private. Would you want to exit the bathroom door, and walk through the house with a bucket load of …? Or, have an large swing window positioned beside the toilet that allows aeration, private exit to remove waste.

Not much storage for clothing. If we have any type of toilet not on a septic or sewer: which is highly likely if choosing the off-grid route, we are going to need to reverse the toilet and the shower position, so the toilet can be closest to a large swing window that will be installed in order to facilitate bucket transferral to the organic bed and quickly airing out the bathroom. (On one of the cutaway views there appears to be a door that serves to exit the house via the bathroom? What is that about?)

Wow. The most doable 300 sq foot house I’ve seen. So thoughtfully considered. All I would add is a railing by the bed. Feels so comfortable, not claustrophobic or over limited in any way.

Requests for floor plans and costs from many visitors date back 10+ months – – yet no response as of 1/5/16. What’s the story? I’m very interested in building 6 of these units on my property in the Bahamas.

Approximate cost to build & finish?

  • Eric
    January 5, 2016, 5:36 pm

What’s the deal with the 3 water bins? 1 Large bin would capture more water in the same cubic dimensions as the 3 small bins. Not particularly smart thinking there methinks. IMHO

    March 30, 2018, 2:34 pm

THIS DESIGN *IS* AVAILABLE! Kesler put a link to it in the comments of his YouTube walk-through. It’s real – I’ve downloaded it. (Mind you, they aren’t blueprints, they are a SketchUp file.) He says:

“Here is public link to the sketch file. If you make improvements or design an actual blue print to build from, I ask that you share free with me, and give me credit for original design. Kesler Butler Designs. Here is the link: https://drive.google.com/file/d/0B_u8Pnux7jMVdnFTeDdCOTVLN2s/view?usp=sharing

Since Kesler has put it into the public domain, who has the skills to make this into real blueprints and estimate construction cost?? Perhaps someone who can do design changes?? (My application would be longer & wider, with the rear side attached to an existing building??)
