Why 380 Sq. Ft. Changes the Layout
- Past roughly 350 sq. ft. a bedroom becomes possible. Below that, something always has to give — usually the bedroom door.
- Vaulted ceilings do the work pale walls cannot. Height is what stops a small plan reading as a corridor; whitewashed pine amplifies it.
- A bedroom with a door is the resale feature. It widens the buyer pool to anyone who will not climb a ladder.
- At this size, siting is the constraint. A 380 sq. ft. build is usually a park model rather than a towable — check what your site permits.

I can tell you the design is from Olive Nest Tiny Homes, a design and tiny home builder in Greenville, SC. They have a Facebook and Instagram page but no website. Their first home, the Elsa, was featured on HGTV and was noteworthy as a Tiny House with a green house to the side of it that was in Greer, SC…
You can find a number of articles on Elsa but this particular THOW appears to be a variant of their Lily model and there’s not too many references to it aside from one that was used as an AirBNB…
There doesn’t appear to be any other information on the company, so no idea if they are RVIA certified or not but it would seem unlikely, given the strict requirements to be RVIA certified and how most companies will advertise the fact they are certified…
