The Prana: A Two-Loft Tiny House with the Biggest Living Room in the Lineup

The Prana is what happens when Simplify Further Tiny Homes takes its popular two-loft layout and gives it room to breathe. Built near Lake Butler in North Central Florida, this 24-foot tiny house on wheels stretches to 266 square feet — about 42 more than its sibling the Rasa — and spends that extra space on what the company calls the largest living room of any model in its lineup: a sunny 7-by-7-foot nook tucked beneath the lofts. With a master loft on open stairs, a second loft by ladder, a full kitchen, and a full bathroom with a soaking tub, it sleeps four to six and works just as well as a guest house, an Airbnb, or a full-time home. Step Inside: Lofts Up Top, Living Room Below

The Prana’s whole personality comes from stacking sleeping space overhead so the main floor can be about living, not just passing through. A stained pine tongue-and-groove ceiling and a skylight keep the lofts bright, an open staircase climbs to the master, and a full-glass fiberglass door with built-in blinds floods the entry with light. Underneath, the home opens into a genuine sitting area rather than a narrow galley — the kind of layout that makes 266 square feet feel like a small apartment instead of a trailer.

The Largest Living Room of Any Model

This is the Prana’s signature. The 7-by-7-foot living nook tucks a cushioned built-in daybed under the loft, wrapped by windows on two sides and topped with the warm pine ceiling. Pile it with pillows and throws and it becomes the heart of the home — a place to actually lounge, read, or gather that most tiny houses simply don’t have room for. It’s the single feature that separates the Prana from the more sleep-and-cook-focused models below it.

A Full Kitchen in Butcher Block

The kitchen runs along one wall with a butcher-block counter, a double stainless sink under a window, a flush-mount two-burner electric cooktop, and a 4.3-cubic-foot stainless fridge, set against soft sage-blue cabinets with open upper shelving. It’s a tidy, real working kitchen — enough to cook proper meals without eating into the living space that makes this model special.

Two Sleeping Lofts

Up top, the Prana carries two lofts. The master (about 8 by 8 feet) is reached by open stairs and is big enough for a queen plus a little breathing room, with windows, a skylight, and hanging plants giving it an airy, garden-room feel. A second loft (roughly 7 by 8 feet) sits over the living nook and is reached by ladder — ideal for kids, guests, or storage. Between the two, the Prana can sleep four to six, which is what makes it such a flexible rental or family option.

A Full Bathroom — with a Soaking Tub

Rather than the usual stand-up shower, the Prana’s bathroom can be built around a full-size tub with a tile surround — a rare and welcome luxury in a tiny house, and a real draw for a rental. It’s paired with a 30-inch vanity topped in engineered marble, a porcelain flush toilet, and porcelain tile flooring, with a window for light. As with the rest of the lineup, the toilet can be swapped for a composting or alternative unit for off-grid-leaning setups.

Built for Full-Time Comfort — and Easy to Personalize

The Prana is a NOAH-certified RV that can also be built to satisfy IRC Appendix AQ on request, so it works for full-time living where that matters. It carries R13 wall and R19 floor-and-ceiling insulation, a 12,000-BTU ductless mini-split, an electric tankless water heater, a 50-amp hookup, and impact-resistant double-pane windows, riding on a hand-built steel chassis with dual 7,000-lb axles. Buyers choose siding, paint, stain, flooring, and hardware finishes, and for anyone planning to host, Simplify Further offers a turn-key SuperHost Airbnb Package (about $5,000) that furnishes the home, an Interior Design Package (about $1,000) for advance orders, and a SuperHost Consultation (about $750) to set up the listing — all backed by a one-year workmanship warranty.

The Story Behind Simplify Further

Simplify Further is the family-run company behind the Prana, started by Krsna Balynas and Govinda Carol with a single secondhand-built tiny house listed on Airbnb “just to see what would happen.” It booked out fast, Govinda left his IT career to build full time, and the couple grew the project into a small village of rentals and a thriving build business guided by their motto, “Simple Living, High Thinking.” You can read more on their Our Story page.
