🔥 Price Reduced! This one is a rare combination: a 396-sq-ft park model tiny home and the three acres it sits on, now listed at $228,900 in Williston, Tennessee — less than an hour from Memphis. See the full listing on the Tiny House Marketplace.
Most tiny houses for sale come with the same asterisk: you still have to find somewhere to put it. This one doesn’t. The Country Cottage is a 396-square-foot park model tiny home in Williston, Tennessee, and it’s being sold together with the three acres underneath it — public water, a septic system with new field lines, high-speed internet, a new HVAC system, a storage building, and a second address on the property with its own water and electric meters. It’s a turnkey small-living setup rather than a house looking for a home.

Tucked into 45 acres of rolling Middle Tennessee farmland, Tiny Homes Village is exactly the kind of place the tiny house movement has been dreaming about for years: a real, legal, pet-friendly community built from the ground up for tiny living. No fighting city hall over zoning, no parking your tiny house in a friend’s backyard and hoping nobody notices — just a designated village where small homes belong.
Located in Rock Island, Tennessee — about 20 minutes from McMinnville and 90 minutes from Nashville — the village sits within easy reach of Rock Island State Park and Cumberland Caverns. With room for up to 200 lots spread across the property, it is one of the more ambitious purpose-built tiny home communities we have come across, and the setting is hard to beat.

Incredible Tiny Homes has several communities offering different levels of privacy, lot sizes, and rent prices. The Mountain has some truly spectacular lots that are private and spacious. Bill and Carmen snagged one of the lots before the electricity and plumbing made it up there, so they live entirely off-grid right now.
Bill has done a stunning job on their landscaping, creating a magical little oasis around their 10×40 tiny house. On the inside, Carmen designed a unique space with two bedrooms, two bathrooms and even a “basement.” Enjoy the tour below!
