So you want to downsize, but you’re not ready to go tiny — and you’d like to own your land instead of leasing. Well, Randy at Incredible Tiny Homes has an opportunity for you! He’s planning a subdivision in Morristown, Tennessee where homeowners can pick from several small house designs (between 800-1500 square feet) and secure a spot with a $40,000 down payment.

The homes will sit on quarter-acre lots, and the cost for the homes and land range from $139K-$219K. This is still in the development phase, but it’s worth checking out if you’re ready to downsize!

The hardest number in tiny living is usually the monthly one, and this listing’s headline figure was $200 a month. The home sat at The Grove, part of the Incredible Tiny Homes village in Newport, Tennessee — a lot rent low enough to change the maths on going tiny entirely.

The house itself is a 12×20 built in 2023 by Incredible Tiny Homes, a limited-run model with 240 square feet of one-level living and a separate bedroom — no loft. Construction is engineered steel panel (ESP), and it sold partially furnished. Outside, a covered front porch with netting turns into a private outdoor living room.

Editor’s note: this home was listed at $74,000 in mid-2024 and has sold. Current listings are linked below.

The least expensive way to go tiny is still building your own home — but if you’ve never used power tools, or have limited experience, the idea of creating an entire house is daunting! Tiny Home Builders offers frequent DIY workshops, and their next one is June 1 and 2 in Asheville, TN.

The two-day program runs from 9 a.m. to 4:30 p.m., and you’ll get experience using tools. The cost is $399.00, and you’ll need to factor in your own lodging for Saturday night.

Here’s an incredible two-story “round” (more hexagonal) vacation home that’s truly one-of-a-kind. While the exterior looks rather modest, on the inside the structure manages to fit three bedrooms and three bathrooms! Oh, and a grand kitchen with full-sized appliances.

Both levels have a living room, and the one on the second floor includes a stone fireplace. Wrapping around the front of the home is a large deck that includes a hot tub and a gorgeous view! This would be a great spot for a family get-together.

Maybe you disagree, but I don’t think I’ll ever tire of looking at Hobbit Holes! Each has unique features, but all call back to the source material with round doors, wooden accents, and a warm and cozy vibe.

This one in Tennessee is no exception. The 360-square-foot space is a great spot to unwind and unplug. There’s no TV or internet access, but “The Hobbit” and “Lord of the Rings” trilogy are available indoors. A queen bed, kitchen, and bathroom with a stone shower stall provide all you need for a weekend getaway. What do you think?
