I live in Hawaii and off grid means unpermitted. This appears to be way overpriced, even for Hawaii.
No you can be off grid and permitted. This property is priced appropriately. If you look at listings and location it’s one of the best properties under $200,000. Don’t know where in HAWAII you live or if your aware that real estate prices everywhere have soared, but this is not overpriced.
Unfortunately, proper context is often an issue when people compare prices and options. Mainly because many people developed biases based on what they are used to but may not reflect accurately to what they’re comparing.
Like what’s a normal price for one area can be a higher or lower price for another, and places like Hawaii are not limited to a single island/area for what someone may be comparing as there’s still a range.
Similarly, while off-grid can be permitted, etc. It’s not always easy to do so or it may just be the case that there are areas where that’s not done because it’s too remote, or people trying to get around the system, etc.
So a given statement may be accurate to an extent but fails to be put into context to avoid conflict with what it fails to account for…
Thus, it’s just generally more relevant and fair to be more general and account for more variables. So it is applicable to more people and situations but that isn’t always going to be case and we just have to point out the proper context when that happens…
I’m not sure what qualifies you to comment on this. It’s not difficult to get an off grid permit. It’s called a solar variance and it’s done quite easily in Hawaii. Lot of misconception based on lack of information. The prices have been inflated by the economics across the country. Hawaii is prime real estate so it is seeing a rise as well. But frankly I’ve seen tiny houses alone now going for way over $100,00 up to $175,000 without Any land and certainly not in Hawaii. The original comment is a mute point in a market where everything has become over priced!!!
Just pointing out how this is a bit more complicated than most tend to assume. Like nothing I stated actually conflicted with what you stated. Just pointed out the larger context and nuances involved.
Point being there’s multiple reasons for misconceptions. Like the simple fact not everyone will bother with permitting or will be in a too remote location. Regardless of how easy it may be doesn’t change how some people will still choose to not follow it, especially with how it can simply be too expensive and contrary to the cost cutting they may be seeking, or that there are still areas with no regular contact with the outside world and are thus not really regulated. After all, the state of Hawaii officially recognizes only 137 islands in the state, out of over 152, not all of which you can even find on a map or will fall under the state’s authority.
While again, there’s still a range to the market. Not every island will cost the same. So while overall you are correct, doesn’t mean there’s no exceptions and thus why someone may not be as aware of how the rest of the market has changed.
Much like people who often say they can buy a large house for less but fail to consider the context of location. The reverse is also a misconception to say everything is high, with no exceptions, when the market remains diverse and again, location plays a major role in how that plays out…
Take the Hawaiian Paradise Park, because the median home price there is $307,400 vs Maui that’s a lot higher, just as an example of there still being a range based on location even with the majority being higher priced.
The prices of tiny houses are similarly also more complicated. Prices are definitely up, but you’re still mainly looking at high end and larger units in the $100K and higher range. Smaller and more basic models can still be all the way down to around $20K before it either has to be mass produced or DIY to get it even lower. People just tend to focus on the larger and higher end units despite companies like Incredible Tiny Homes, Simply Further Tiny Homes, and others continuing to offer lower priced options.
Over all point being it’s often not enough to just have facts but to have the right context to present those facts, for proper relevancy and to at least see where the other person is coming from and how people can have different points of views that don’t all have to depend on who is right or wrong but just a matter of context…
Seems like nice pics, and even offers fruits from community park. But build quality, size of lot aswell as being unpermitted makes this a real gamble for the steep price. Could be a nice spot for someone willing to buy without visiting, and looking for a gimmicky of grid setup with neighbors breathing down your neck. Plenty of actual offgrid spots for much cheaper, good luck to seller, probably be listed for a while at that price.
Listing doesn’t say it’s unpermitted, that was just Gail’s assumption and may be what she’s used to but Diana is correct that it isn’t hard to be permitted and this is in a HOA, which makes that less likely … Price actually went up in October and the real estate estimator seems to concur … Much of the Hawaiian market is higher than this, even the other two properties on sale in the area are listed for more. So not actually that easy to find a lower cost spot as that’ll depend on where and just how remote and cut off you want to be… Mind, overall that Hawaii is more expensive than California…
.17 acre off grid? 185k? Its laughable, is this a skit? The seller must want to hang onto this a while. Better to offer it as an art piece. Less yard and living space than a trailer park but with California pricing and you get to fruit from the park. Lol meme quality.
Hawaii actually costs more than California… Doesn’t help just about everything needs to be imported but they are serious about that price… It’s not even the highest in the area it’s in…
