While tiny-house-on-wheels-shells have been around for a long time, the NIDUS concept of a modular foundation home shell is something new — and it’s a great way to save money on housing since you DIY the entire interior of the home. These shells are built in modular pieces that are then transported and assembled on-site.
Their “Dove” model is a true tiny home at only 230 square feet, and it starts at just $17,500 for the shell. Plumbing, electrical, and all interior finishes are left up to the buyer after the house assembly. Right now these are only available in Europe, but I think it’d be great if this concept caught on! While a professionally-built tiny house is often the dream, it can come with a pretty hefty price tag. Cheeky Monkey is trying to make tiny homes more financially accessible by selling plans, shells, and trailers so you can DIY a tiny house.
You can purchase plans for their Jude and Strawberry tiny homes, and they also sell 18/24/28-foot trailers. Finally, their Blackbird and Jude shells are also available to purchase on their website.
Additionally, they are trying to help connect homeowners/landowners with tiny home dwellers looking for a spot to park. They’ve created a webpage where people with land and those looking for it can connect here.
Because of some family changes and illness, this tiny house owner is selling her “Tiny Blue House” — a nearly-complete 24′ THOW that’s for sale in Ontario for $45K CAD or $34K USD.
While it’s not blue yet — the interior and exterior painting still needs to be done — it’s quite cute and even features a ground floor bedroom! It’s a far cry from a tiny house shell at almost 90% complete, but you’ll still want to be handy so you can add the finishing touches.

I just finished up the exterior, and I’m looking to sell it to someone who either wants to finish the interior themselves, or commission me to finish it to their exact needs and specifications. The asking price for the tiny house shell is $27,700.
Price reflects current condition, exterior finished only. If you would like to finish the interior yourself, I can provide advice and guidance. I’m excited to share with you Monarch Tiny Homes new offering, the Half/Half model. The idea is they will build the structure and leave the inside empty and open to the creativity of the buyer. It’s considerably less expensive, at $22,000, compared to their Twenty-Footer model.
