While there are plenty of tiny house villages popping up around the country, few of them allow you to outright purchase your own lot. In most cases, you bring your own tiny house and pay a yearly lease. Peacewind in Florida, however, has a number of lots where you can own a little lot and the tiny house that sits on it. You’ll pay a small HOA fee while enjoying legal tiny house living.
Braveheart Properties Of Brevard in Cocoa, Florida is a 501( c) ( 3) nonprofit that developed Peacewind, a tiny home and small cottage community offering long-term solutions for tiny homes as a permanent residence. Jinkie Echols is the founder and President. Peacewind is a legally zoned and code-compliant tiny home and small cottage community.

Look at this beautiful 400-square-foot park model tiny house, originally built by Anchored Tiny Homes. Located in the Island Cove Mobile and Tiny Home Community in Durango, Colorado, this build showcases how a slightly larger footprint can provide all the comforts of a traditional home while maintaining the efficiency of tiny living.
The design features a private first-floor bedroom with a full closet, a 3/4 bathroom with a large walk-in shower stall, and a U-shaped kitchen featuring full-sized appliances and a dishwasher. It’s an excellent example of the “park model” category, which offers more width and height than a standard tiny house on wheels.

This 22-foot Perch & Nest build had been sited in the Acony Bell Tiny Home Community in North Carolina since 2022, and it sold the way homes in established communities usually do: with the lot. That’s the real headline. Acony Bell runs a waitlist, and buying a home already placed there meant stepping straight into a desirable lot without joining the queue, subject to manager approval.
The house itself was loaded well beyond a standard build. White shiplap lines the interior, with wood floors, cedar and maintenance-free steel siding outside, and two skylights. The kitchen carries solid butcher block counters, a full oven with convection and a built-in two-burner induction cooktop, a large white fridge, a big porcelain sink, and — genuinely unusual in a tiny house — a Fisher & Paykel single-drawer dishwasher. The ceramic-tiled bathroom adds quartz counters, upgraded chrome fixtures, and a Tuzio built-in towel warmer. A Canadian Cubic Mini wood-burning stove handles atmosphere and backup heat.
Editor’s note: this home was listed at $118,000 with a lot lease of roughly $700/month in late 2023 and has sold. Acony Bell is still going strong — we’ve featured a more recent listing there, linked below along with other current homes.

Finding somewhere legal to park is the hardest part of tiny living, which is why lots like this one are worth studying even years after they sell. This was a 30×150 lake-front lot with 57 feet of shoreline at Peninsula Point, a gated tiny home resort on a lake peninsula in Corsicana, Texas, just south of the Dallas-Fort Worth metroplex.
The lot came improved rather than raw: standard RV hook-ups (water, sewer, 50-amp electric), a gravel pad and driveway, an L-shaped deck with 336 square feet of space, and a brick fire pit past the deck. The community side carried park ranger staff, a pool and pool house with an outdoor kitchen, showers and laundry, a boat ramp, fishing pier, playground, and dog park. Critically, Airbnb and VRBO rentals were permitted, so the lot could earn when the owner wasn’t there. It was offered at $110K for the lot alone or $188K bundled with an IndigoGo! towable tiny home.
Editor’s note: this lot was listed in 2023 and is no longer available. We’ve kept the post up because it’s a good checklist of what a well-run tiny home resort actually provides. For tiny homes available now, including some sited in communities, see below.
