UPDATE: Julie said upon further consideration, the shed may have studs that are too far apart to convert it into a home. Since the shed might not work as a permanent dwelling, and is very close to the adjoining property (and not the best views), Julie lowered the price to make it more cost-effective for someone who wants to build a new house in a different location on the land. It’s approved for a 3-bedroom home, and you could still keep the shed as storage area.
ORIGINAL: If you’ve been looking for land and want to work on your own tiny home, this might be your chance. Our reader Julie is selling part of her land and the gutted shed on it for $30,000 $22,000 in Eden, North Carolina. There are 1.25 acres on a gorgeous wooded lot, and the existing 14×20 cabin comes with a septic and site improvement permit for up to a 3-bedroom home if you ever want to expand.
Right now, there are no utilities to the property yet, and you’ll need a new driveway cut in. The one-room shed would need a new roof, siding, insulation, drywall, electricity, plumbing, doors, windows, and interior. The area feels like the country, but is less than 10 minutes from town. The buyer will also be responsible for the new survey.
