American Home Size Trends: AIA Survey Shows Shift Toward Smaller Houses

Research from the American Institute of Architects Home Design Trends Survey showed a notable shift toward smaller home sizes. According to the report, residential architects reported experiencing a decrease in home sizes across both entry-level and upscale market segments.

Americans moving to smaller homes trend

Key Findings

  • Home Sizes: Decreasing across market segments
  • Lot Sizes: Also shrinking
  • Outdoor Living: Growing in popularity
  • Open Floor Plans: Increasing demand
  • Multi-Purpose Rooms: Replacing single-function spaces

The Shift Away from Single-Function Rooms

The survey found that households seek more flexibility in smaller homes. Traditional single-function rooms such as formal dining rooms or living rooms are becoming less popular, replaced by rooms that can serve multiple purposes.

Implications for Tiny House Living

While the AIA survey focused on conventional housing, the trends it identified align with tiny house design principles: efficient use of space, multi-purpose areas, and connection to outdoor living. Tiny houses take these concepts further, demonstrating that comfortable living requires far less square footage than conventional construction assumes.

Lessons from Housing Trends

  • Smaller Is Becoming Mainstream: Professional architects report clients requesting reduced home sizes
  • Multi-Function Spaces Work: Flexible rooms serve households better than dedicated single-use areas
  • Outdoor Living Extends Usable Space: Decks, patios, and porches expand living area without adding interior square footage
  • Open Plans Feel Larger: Removing walls between areas makes spaces feel more generous
  • Tiny Houses Pioneer These Concepts: Small home design has long emphasized flexibility and efficiency

Back when I sold portable buildings for a company, I had a customer who bought 3 12'x24' buildings from me that he intended to finish out and rent. He had us add a 9 lite door and 2 additional windows to them and deliver them to his location. Later I found out he was getting $350.00 a month on them and had a waiting list. For the record, he was located in the county (no building requirements) and he did a rock bottom basic and sloppy finish out. On an 8' wide, I don't know yet but there are a couple of places I can check into and get back to you later.

Interesting stuff, David. I imagine that some of these tiny houses can easily be rented in lots where RVs are allowed. Where I live in (Naples FL) we have the Golden Gate Estates where I imagine this would work.
