Sea Chord by Modern Tiny Living: A 22 ft Tiny House on Wheels

Modern Tiny Living has a reputation for building tiny houses that punch well above their weight class, and the Sea Chord is no exception. At just 22 feet long, this tiny house on wheels packs a stainless steel kitchen, a dedicated shower with subway and hexagon tile, a sleeping loft with a custom privacy wall, and a 2×4 skylight that floods the interior with natural light. Built on a Trailer Made Custom Tiny Home Trailer with maple plywood throughout, the Sea Chord manages to feel both refined and road-ready.

Exterior & Foundation

The Sea Chord rides on a Trailer Made Custom Tiny Home Trailer with a dual-axle setup. The exterior is clad in LP Vertical Smart Siding in a soft sage green that gives it a modern, coastal feel, while brown-toned trim around the windows and a glass front door add warmth and curb appeal. Up top, a steel roof in light gray keeps things low-maintenance and weather-tight.

A drone view reveals solar panels on the roof, ready to supplement the 50 Amp electrical service. There’s also an exterior storage box for gear and an exterior sconce for nighttime arrivals.

Living Area

Step inside and the first thing you notice is how open it feels for 22 feet. Huge windows line both walls, and a row of transom windows above them lets light pour in from every angle. A 2×4 skylight overhead adds even more natural light, making the maple plywood walls and ceiling glow.

The living area features a custom-built bench that doubles as a fold-out bed for guests, with storage drawers tucked underneath. A ceiling fan and 12k BTU mini split handle climate control year-round, backed by 3 inches of closed-cell spray foam insulation in the walls.

Kitchen

The galley kitchen runs along one wall and is anchored by stainless steel countertops with a 30-inch undermount stainless steel sink and a professional-style faucet. The counters pair with white custom cabinetry and a stainless steel range hood overhead, with bay windows right above the sink for a bright, airy workspace.

Appliances include a Furrion gas cooktop and oven, a Magic Chef 10.1 cu ft refrigerator, and a GE 24-inch washer/dryer combo stacked across the aisle. A floating shelf above the fridge adds display space, and the modern chrome hardware package ties the whole kitchen together.

Dining & Multi-Use Space

Meals happen at a clever fold-out table that slides out from below the kitchen counter, positioned right by a large window. It’s the kind of space-saving solution that makes 22 feet feel like much more. When not in use, the table tucks away and the counter area doubles as a 3-foot high-top workspace.

Stairs & Storage

A wood staircase with a cable handrail leads up to the sleeping loft. Each step doubles as a storage cubby, and the area beneath the stairs houses additional shelving. The washer/dryer combo tucks in neatly beside the staircase, making use of every vertical inch.

Bathroom

The bathroom occupies the far end of the house, accessed through a four-section barn door. Inside, a Nature’s Head composting toilet sits beneath floating shelves for linens, and a white vessel sink with a modern square faucet adds a boutique hotel touch. A vent fan and window keep the space fresh.

The shower is a standout: white subway tile on two walls meets a striking dark hexagon tile accent wall, with a recessed light overhead. The tiled shower base and chrome fixtures complete what might be the most polished shower you’ll find in a 22-foot tiny house.

Loft Bedroom

The sleeping loft is reached via the staircase and features a custom privacy wall with open cubbies that work as a headboard and nightstand. The maple plywood continues up here, and recessed LED lights, a round ceiling fixture, and the 2×4 skylight above keep the loft feeling bright and open rather than cramped. There’s enough headroom to sit up comfortably, and the loft easily fits a queen-sized mattress.
