Wow look at the staircase to the loft!

Going up to the loft… Not my favorite spot today, but my inner child love sit.

Heading back down to reality… 😂

The materials used are the best of what the current styles has to offer. I would love to finish out my Lighthouse Model using the same types of materials..I would of course use my “I” Wall floor plan as it has 1.5 bath & washer/dryer. Of course at twice to cost per sq.ft. of most of the market you have to add extra for utilizing materials that cost 5% more and add the extra labor costs for doing the job properly.I especially liked the use of 3″ trim around doors and windows to match cabinets and doors and even carried to the exterior with board and batten..Could be VERY Nautical/Coastal very easy with just a bit of trim and fixtures and instead of stainless, go with Navy Blue Appliances…Yes I would say this is probably a big hit I know at my site I would like to add a few of these pictures and some comments.

Almost perfect. But…the multitone vinyl plank floor seems too busy against the clean classic lines and finish.
IMO, a light wood- alder, maple, yellow pine-single shade flooring would be perfect. For me. 😎 Thanks!

Park Model RVs are manufactured in a factory and generally won’t offer options like real wood flooring but you can select from a variety of vinyl flooring for different appearance that can mimic the look you’re looking for…

I, perhaps oddly enough, LOVE the multitone floor..to me it adds a bit of whimsy …I really appreciate the thought put into this home..not only in overall design, but SOMEONE took the time to make it extremely LIVABLE, and user-friendly. Lovely…as a senior this is one home I could easily live in…using the 1st floor bedroom for myself [so as to 1. access the Loo and 2. avoid any ‘mishaps’ going up to the loft..- although I truly appreciate the ‘real’ stairs and handrail. The piece de la resistance for me was BUFORD, GA..:-)

It looks nice, more like a bigger version of a THOW. Like the covered porch, colors but not the floor. Bamboo in its natural color would be my choice. However, headroom at loft seems to me very little and the cluttered roof line with dormers isn’t my thing and increase cost.
    Otherwise is close to perfect.

THOWs can actually be any size and can even go bigger than a Park Model RV, it just gets very expensive and much harder to move doing so…

While one of the points of a Park Model RV is its appearance. They’re intended to look like cabins or cottages, as one of their primary usages is as drop in replacements for parks and recreational areas that because of land protection can no longer have a permanent structure on them. Also, the dormers are what allow most of the headroom in the loft and as Park Models have traditionally been used for recreational usages, the loft has typically been for kids while the bedroom is for the parents…

They’re usually strictly built to the RV building code, which is why they are limited to being under 400 Sq Ft. Otherwise they could go bigger, but just have to switch over to the HUD code to meet residential standards. So, along with being factory built on assembly lines, are usually cheaper than Tiny Houses but built in a factory with fewer options and lower performance and building standards as the trade off.

Mustard Seed does build tiny houses but they partnered with Stone Canyon Homes to produce this Park Model. But these are luxury class and have small level of customization. So starting price is much higher than you’d normally see for a Park Model RV… Used/old Park Models can even go for less than $30K to as low as just under $14K… But lot fees and other costs can exceed $5K a year in some parts of the country… Plus, they can’t be really moved far or often and unlike a Tiny House you generally won’t have the option to take them off their wheels and place them on a foundation as they won’t meet the requirements…

Almost absolutely perfect……..do not like the flooring, it is to busy for me and the color throws it off everything else. For me, my personal touches would be to have a different color cabinets in the kitchen, a deep barn yard red on the bottom and whitish on top, and the area where the sofa faces, those big windows, turn that into a wall with a fireplace, bookcases on each side regardless of how small they are, then a TV above the fireplace……I need a TV area in the pm to sit and relax before a TV. The light fixtures above the eating area I would change into something more my stye, I do not like light bulbs glaring anywhere. And change that sink in the bathroom…….just not my style as I would prefer something more antique or country….This I would buy and just put my personal touches in it, now for the bank to say okay!

I think everything is well done. I also like the floors, personally the variation makes it appear more realistic but it may look different in person 🙂 Does the $95,000 cost mentioned include everything we see in the pictures (minus the furniture), for example the tile shower, farmhouse sink, fixtures etc. ?

What a fabulous home! My favorite so far. FINALLY, a kitchen that makes sense with plenty of counter space! Give a kiss to the designer!!! I could live in it as is but if I could make any changes, it would be to make the window by the desk low enough so you can look outside when working there, and to add at least two or three feet to the living room area by reducing the size of the deck. Preferably it would be better to just add two or three feet to the length of the home itself and keep that wonderful deck the same size but either way, a slightly larger living room would make this the perfect little home!

That’s really nice, but looks massive for a “tiny-house”, in fact I used to live in an old fisherman’s cottage near the harbour in Newlyn, Cornwall which had 18″ solid granite walls and was smaller than this (9ft wide x 18ft long).
This one looks lovely though; well-planned, airy, and looks very spacious inside; but is there an official cut-off point though, when a “tiny-house” just gets called “a house”?

Very similar to this one, which has always been my favorite: https://tinyhousetalk.com/our-tiny-house-400-sq-ft-custom-park-model-cabin/ In my mind, I made a few changes, and yours seems to address the refrig and washer & dryer under the stairs! I always wondered where does the Christmas tree go? Storage for such when you think you’d like to live a minimal existence? Then you think, 2 of these might just fit the lifestyle and store the stuff? LOL Being on the upper floor hunched over, doesn’t make for livable space as one gets older crawling on knees or stairs might be an issue? I like that flexibility of added space and I’d put my Christmas tree right up there for all to see! Bath & bedroom on main floor fits issues of elderly! I like a heating source of a fireplace or wood stove, but again as one gets older, they don’t want to have to lug wood inside and maintaining it. Livability and functionality meet in this!

How easy is this to move from one location to another? As we approach retirement, we are looking for a “mobile” home that feels like a cottage that we can park on some land we have in Northern Michigan, but may want to move to a different part of the country for extended visits with family and friends. I love the layout, and would probably leave the porch parked in Michigan when we travel, but am missing an indoor, freestanding wood fireplace.

Also, would love to see some low built-in storage in the loft on the far wall for spare blankets and pillows (hinge-lid chest). I would throw a floor futon up there and use the storage for a headboard, or place to set a drink and a book when the futon is folded and I am using it for reading or watching movies.

Basics are good but the colors not so much. I already have depression issues and being around a lot if gray makes it way worse. If I had to live in it as is I’d probably commit suicide. It’s that depressing.

    • James D.
      August 29, 2021, 3:57 am

Well, only thing gray is the shower honeycomb tiles… Rest are other colors, they’re just light and flat/matte… Cabinets are more a teal/blue shade, for example…

Regardless, easy enough to paint and can change it out every now and then to keep it interesting… While builder typically does custom orders anyway…

        August 29, 2021, 4:20 am

On my screen the only blue cabinets are in the bathroom. All the rest are a medium gray except for the bedroom which are white.

It’s your screen… Though, if you can see the bathroom cabinet then you should be able to see in the same photo that part of the kitchen cabinet is also visible and the same color…

Love this park model, but can’t seem to figure out where the desk is located. You only show it up close, so I can’t figure out where it actually is in the model.

    • James D.
      February 23, 2022, 10:22 pm

Desk is right opposite the bathroom…

Look at the photo under “And the cabinets in the bathroom match!” and look into the hallway, you’ll see the corner of the desk…

Also, the photo under “The way it is designed and furnished is beautiful isn’t it?”… Look at the mirror and you’ll see the reflection of the orange pillow from the bed in the bedroom…

So it’s right in that hallway area between the built in storage in the bedroom and the stacked Washer/Dryer in the kitchen area… All under the loft…

      • Laila
        February 23, 2022, 10:35 pm

Thanks, James, was able to figure it out. I really love that this home has a dedicated workspace area. I agree with Donna Rae though, would extend the living room out by another two to three feet taking from the porch to make the living room more long-term liveable! Love everything about it; the color of the cabinets, and even the floor. To each their own with taste. Well done!
