Warm & Traditional 30 ft THOW: No Loft

This post contains affiliate links.

We’ve recently seen many wonderful, functional tiny homes right around that 30-foot length. It seems to be just long enough to allow for a bed on the first floor while still including living room, kitchen, and bathroom space.

There’s a small loft that would work great for storage and a lovely ceiling fan! The bathroom has space for laundry hookups along with a shower stall and residential toilet. It’s for sale in Utah — what do you think of this layout?

A very dark and dreary looking place to live, just how comfortable is that piece of furniture in the LR to sit on while watching TV? This is not welcoming at all. Where is the color, people live with color in their lives,

The furniture you see may be staging and you would get your own comfortable sofa when you buy the home.

Yes, the information under “Details” is copied from the Listing and states, “There is room for a full bed and sofa on main level.” So that, along with the lack of anything stating furnishings are included, usually indicates they are not included…

The lay of the floor plan is simple, adequate storage over the main floor bed with probable drawers under the mattress, even has an area for the compact w/d. Yes the one comment about being dark, just fix it up with some color choices in paint. It’s pretty good EXCEPT for the 7 gallon hot water capacity lolol

I love this, especially the traditional look. It’s design is clean, sleek, and adequate while still being warm and liveable. The kitchen is very nice. The exterior is very pretty. This is a lovely home. I like it!

I think it looks very livable and we can all agree that when we put our personal possessions into it, it would make it a very homey place. I do think there are some changes that would make it even more livable, though. I would lose that small “loft” above the bed area, lose the windows on that far wall and put a Murphy bed there. They have them that have a built-in sofa so you achieve two goals with one piece of furniture. Of course, you can always put a daybed there that would be sofa during the day and a bed at night. Easy peasy but perhaps more appropriate for someone who lived alone rather than a couple. And you’d be able to keep…and hopefully enlarge…the windows on that wall. Not needing the space where that hard bench is for a sofa area, I think I would opt to add another lower cabinet to the kitchen which would increase the counter space…let’s face it, only an NBA basketball player could easily use that convection/toaster oven above the refrigerator so bring it down to where a normal human can reach it. 😉 Maybe there would be enough room for one of those great little apartment size ranges that has 4 burners and a real oven! Well, give it a try, anyway. I would also want to add more upper cabinets…you can put a cabinet or shelf above the window…and make all of the cabinets go all the way up to the ceiling. Putting in as much storage as possible is very desirable!!! For goodness sake, splurge on a proper backsplash in the kitchen, please. I know, I’m being picky but when you are going to be spending a lot of time in a space, it needs to both look and function nicely. I will say one thing really positive about this tiny home and that is it has a nice big shower! I can live with a shower curtain but maybe a shower door could be added at some point. And I’m not sure I would want my washer/dryer elevated quite so much, or perhaps I’m not understanding that laundry setup. Like I said, overall it is livable but a few minor changes and it could be fabulous! We get inspiration from the really perfect tiny homes that are shared here but even the ones that aren’t quite as perfect can teach us valuable lessons and make us think about what would serve our own purposes. Many will find this one great just the way it is but how nice that we can personalize it to suit our individual needs and aesthetic preferences. Thanks for sharing!
