Top 10 Tiny Houses on Wheels with Downstairs Bedrooms

This post contains affiliate links.

Here at Tiny House Talk, we love hearing what you have to say, and many of you tell us you don’t like loft bedrooms because of the ladders and/or staircases.

So I went through all the tiny houses on wheels we shared in 2016 and found some of the Best No-Loft THOWs to share with you. We like to say “no loft” but some of these tiny homes do have lofts, but they also have a bed on the first floor if you don’t want to deal with ladders or stairs. Best of all, you can use the loft space for storage and/or space for guests to sleep.

1. Minim Home by Brian Levy

Best No-Loft THOWs of 2016

Levy’s design is great for many reasons, but this hideaway bed is a fantastic way to free up floor space while nixing the loft. See more.

2. Irving Tiny House by Tiny Life Construction

Best No-Loft THOWs of 2016

Tiny Life Construction used the bathroom and extra loft (for storage or guests) to separate the master bedroom from the rest of the house — clever! See more.

3. Vintage Glam by Tiny Heirloom

Best No-Loft THOWs of 2016

Like the Minim, Tiny Heirloom chose a hideaway bed. See that largest bottom “drawer”? It pulls out to become a bed. See more.

4. MitchCraft 5th Wheel Tiny House on Wheels

Best No-Loft THOWs of 2016

5. ESCAPE Vintage Tiny House on Wheels

Best No-Loft THOWs of 2016

Like the Irving, the Vintage also has a guest loft, but its master bedroom is even more spacious and private. See more.

6. Old Timey Caravan by the Unknown Craftsmen

Best No-Loft THOWs of 2016

Sure you could sleep in the loft, but this first-floor, twin-sized reading nook looks like a very cozy bedroom. See more.

Best No-Loft THOWs of 2016

The bedroom doubles as the living room in this 13 ft.-long THOW, but at least there’s no climbing involved! See more.

The Escape Vista is larger than the Sport and has no loft and amazing windows

Ah! Good point 🙂 I think we featured it in 2014 though.

    Natalie,
Thanks for this, I really don’t care for lofts. Well sure visitors it’s fine, I just don’t care for them myself. The 5th wheel thing looks like a good alternative for ground 0.

I sure wish there was a review of Brian Levy’s newer minim home. We have seen the old one for years now. But since he updated it with optional W/D and larger floorplan there really hasn’t been anything. Still consider the minim the best optimized for living that I have seen.

I have seen a number of murphy bed units on here.

    Thanks,
    Gordon

You are so welcome Gordon! I actually didn’t realize Levy’s design had been upgraded. If it’s made with the same level of craftsmanship I bet the extra space is just a positive!

        Natalie,
        http://17545-presscdn-0-19.pagely.netdna-cdn.com/wp-content/uploads/2014/09/Minim-2-layout.png

My plan would be do that, plus build a desk over the bed area with some storage above. Then in the kitchen forgo the mason jar setup for some corner cabinets for more storage there.

Almost bought that setup last summer, but my land got eaten up by a developer. Still looking.

The nice thing about Brian’s unit is that so many places will not allow wheeled units as a permanent or semi-permanent placement. So this works really well.
        Thanks,
        Gordon

As my perspective on tiny homes, and my age, changed I started out being OK with ladders, then I was thrilled to see the storage stairs take over. I have lately been falling for Shepherd’s Huts. The one you feature here by the Unknown Craftsman is one of my favorites! it is a tiny bit too ristic for my tastes, but all of those things can be changed. The layout and space left for storage e.g. the upstairs loft are perfect.

Yes the Unknown Craftsman do a remarkable job!

I love all these no loft designs! Those of us who are slightly over 20 and still under 70 and have to visit the bathroom at night really appreciate the no loft designs. May I also recommend Peter Matheson,s Tiny Home for this list . I had the privilege of meeting him and seeing his Tiny Home last year.

The #5 Escape is my favorite. It has everything I need – w/d, downstairs bedroom, light & bright, and a beautiful exterior. Even the loft is great for grandchildren, guests, storage. This is my favorite of all; ready to move in!

#6 Caravan is very beautifully done. All really nice choices. Thanks.

Yes that Escape is probably the best with a downstairs bedroom.

The Vista Escapes are always amazing to me. I’d be down for living even in this 13 footer. sWeet!

#1 design has been used several times, great design, I first saw it on Tiny House Nation. Only draw back is the bathroom is very small and no door. I would put a sliding barn door and move the wall over a foot and put a smaller bed in. But it’s probably the best plan most open plan.

Yes a door would be a must 🙂

I lived once, for short while, with a low ceiling loft sleeping space. I stress “once”. I am just someone who likes to stand up when I get out of bed. 🙂

So thank you for this top-10 list. These are all great homes.

Thank you for this!! I would NOT want a loft for several reasons:
    1. A ladder to deal with…ugh…what about peeing in the middle of the night? That’s a death trap.
    2. My dog likes to sleep near me.
    3. Lofts are HOT. And I live in Florida.

It’s nice to see bottom floor alternatives. 🙂

    Hi,
I have a 28′ Starcraft Autumn Ridge travel trail that I am going to be traveling/living in. I would love some ideas on how to redo the bunk area and the dining/livingroom area. It has a kitchen, full bathroom and master bedroom.
    Thank you

Let’s face it none of us are getting younger, and I for one love the lower level bedrooms as opposed to a lofts.. If I had to loft it, I would.. But I am looking to go with a builder who does container conversions on a style of Escapes Traveler, or Traveler XL, in which the bed will be on the main floor level, and not lofted as other Tiny Houses.. I have a lot of difficulty climbing stairs never mind a ladder these days… I have gone thru so many spinal surgeries that it would be insane of me to do otherwise if that option is available to me…!

It’s great that builders are offering options with downstairs rooms!
