Tiny House on Land in Reno, Nevada: 682 Sq. Ft. Home For Sale (Sold)

This cute little home has yellow board-and-batten siding on top with a traditional sloping roof.

You walk right into the open-concept kitchen and living area.

Look at all that creative storage underneath the staircase!

Each of the ten homes surround an inner courtyard/square in the center of the community.

The lovely kitchen features all full-sized appliances and quartz counter tops. I just love that backsplash!

Tiny home with a dishwasher? Yes, please! The sliding door leads to the kitchen.

That flooring is also beautiful and rustic.

Inside the bathroom you get a shower/tub combo and also a stacking washer and dryer.

Plus a flush toilet! All the benefits of “normal” homes in a smaller package.

This is the downstairs bedroom with a great closet.

Then here’s the loft bedroom which you can see was previously used as an office space and/or hobby room.

The staircase leading to the loft is full-sized, meaning no troubling ladders!

The lots are definitely small — under 500 square feet — but they’re fenced in and you get a detached garage.

Looks like the previous owners added some garden beds here.

What an adorable gated community! Welcome home.

Here’s a look at the floor plan.

That’s a nice home but almost 300,000 for a tiny house is crazy

Crazy is relative to what’s normal for the area and what you’re actually getting but anything dealing with land will have to add the cost of the land, what else is on it and included, and deal with how the local economy effects the value of the property.

The cost of the home itself is only part of the equation when dealing with real estate, as it’s only part of the costs involved, and location can have a bigger effect on the costs as real estate is directly effected by local economy, local resources, population density, competition, taxes, etc.

So you wouldn’t be paying for just the house…

WOW, is that how much it cost to live in Reno??

That price certainly appears at the real high end for Reno. The median per sq. ft. rate as of 2/1/20 was between $225-$230. This is priced at $416/sq. ft.

Eric, yes but that only factors total cost divided by the size of the living space and nothing else… It doesn’t factor things like this is still a pretty new house that was built in 2017, that it includes a 1 acre lot with fenced in yard and detached garage, or any other details of the property.

Some of those lower cost per sq ft homes in the area may be on smaller lots, may not even have a garage, may be older homes in need of repairs or renovations, etc.

Like I’ve said many times before cost per sq ft is misleading and shouldn’t be used for comparisons except for properties you know are similar but even then it won’t tell you which is better built, which is more energy efficient and won’t cost up to a lot more over time, etc. While for different properties it won’t tell you what’s different or which actually cost less as you can have a lower cost per sq ft but a higher total cost, which is usually the case when comparing a smaller house to a bigger one and that’s reflected by the much higher median housing pricing in the area…

Also, other costs like property taxes, whether or not there’s HOA fees, utility costs, insurance costs, maintenance costs, local cost of living, etc. are not considered as well when you go by cost per sq ft but will effect how much the home will actually cost you beyond just the purchase cost…

Basically, presently, according to the real estate site Zillow, the median price of homes currently listed in Reno is $429,500 while the median price of homes that sold is $396,400. The median per square foot is $228. The median rent price in Reno is $1,795, which is the same as the Reno Metro median of $1,795…

Like most cities there’s a range depending on which part you’re in but the area breakdown shows a low at Northeast for $196,200 median and a high at Southwest for $407,200…

But list price is actually lower than when they first listed back on 01/24/2020 for $304,900… Housing prices are effected by the economy and it will likely go lower given the present situation in the country.

Though, costs will also include property taxes and the present owner paid $44,312 in 2019, in addition to the HOA fees… But like the housing prices the property taxes will likely be much less this year for the property… But that’ll give a idea of what it’ll cost…

These kind of insane levels of money wanted for very small homes (not to mention the rent demanded for the meanest little apartments ) is what started the Tiny House Movement. Yes, I understand HOA fees, etc; but the money wanted is WAY out of reasonable reach for the average US citizen…and the dearth of reasonably paying jobs is a factor, too. Owners of houses and rental units owned by corporations are at the base of these problems–the coronavirus and it’s lack of ANY paycheck is causing another type of catastrophic event; these corporations have the law on their side, and the rate of people they forcibly evict out onto the streets is swiftly becoming a tidal wave of uncaring greed and tragedy. America has to change it’s ways, or we’ll crash and burn and destroy our country from within. Signed: US Navy, Ret.
