    One thing I noticed is that every wall is painted the same color, gray. Doesn’t the world know that there are other colors beside dreary gray? Nice floor plan except the bathroom, would open up the shower as that looks horrible with that door. Bathroom for me is a killer, would redo it totally. Everything else is very nice.

    I have a 30×50 steel barn on raised concrete pad with 2 lofts, 2 septics, power, water well, 2 RV sized pull-thru garage doors on 2 acres in Veguita, New Mexico. I was going to live in it while building Tiny Homes. My Mother got sick so I had to move to Florida to care for her. It is now for sale.

      Was wondering your price or if it’s still for sale. We are in the same boat with 40 acres out side of Zuni. Altitude there is too high for my sweetie to breath. Maria lived all over N.M. before we met and has always wanted to go back.

        Someone is looking at my Barn with 2 acres right now. But I have a 4 Acre Fenced property with a well already on it for $25k. The water was tested by NMState Univ. and very pure. To drop a well is a minimum estimate of $10k. The land is 1 mile off Hwy 60 East at I-25 Exit 175. I am at lizzyfizz at hotmail dot com if you want a picture. It’s high desert and when the soil is watered anything will grow there. Good luck in your search and return to the land of enchantment!

    That is a lot of money for this barn & 14 acres of land… and how far from the nearest town?

      Well, something to keep in mind is land can cost as little as a few dollars to as much as a few million dollars per acre, before counting what may be on it. So a lot depends on location and the details of the property…

      For this 14.43 acres property, some details to consider is that it’s already partly developed and set up for placing up to a 3200 sq ft house on a raised portion of the property. 2 septic systems, underground utilities, etc… The average cost per square foot for developing land for placing a home on ranges between $1.28 and $2, so a half-acre lot of land (about 20,000 square feet) could cost as much as $40,000 to prepare. Most homeowners spend between $1,250 and $4,200 just to clear the land to prepare a construction site to build a house and things like underground utilities will cost more.

      It’s also not just a barn but a Barndominium. which means it includes a living space, 551 sq ft. So has a value for both the barn and included small home space.

      Additional details from the listing indicate it’s by Blooming Grove (a town in western Navarro County), TX… A little over 4 miles to the nearest three public schools that serve that area and the small town… About 25.6 miles to Waxahachie, TX and 55 miles from Dallas, TX…

      While some details may need to be researched, like what’s included may involve things like allowed land usage, water and/or mineral rights, etc.

      Property values in the area have been on the rise, there was a big dip last year but back up this year. So something else may be going on in that town, like booming economy, or some other recent growth that’s effecting the local property values…

    On rainy days you can work on your projects without having to go out and get wet! And if you have kids they can stay close by building a home on the other plot. Win win😊!

    Yes, I love the concept. It would be especially great for a tiny house builder.
    The barn and space is perfect.
    I find the price high. But then barns are expensive, and it looks new.
    I to would put more color in the Tiny, and make it cozier. I would go Off-grid. Lots of room to collect rainwater, and solar panels. Texas has a lot to sun. Perhaps it is windy there. Then a residential Windmill.
    I would put Bigger windows in the Tiny , and perhaps a loft with a skylight

    This is a great deal! Most all of the work had been done! There is plenty of buffer if civilization hits that region AND you are maybe an hour south of Dallas! I overlooked the price and was figuring between $500-$750,000.

    I own 2.2 acres in Missouri. Paid $7500 back in 1985 for the field but it’s in a really good location to the cities. It had nothing at all, just weeds. Now it had a 2.5 garage, concrete foundation for a crawl space for a future home, electric, cable, phone, water and septic. The land barren is worth $50,000….. No one wants to even pay that. I’ll hold it until I have to move back.

      Your Missouri Land.

      $7,500 is high for 2.2 acres. With the 2.5 car garage (depending on when built) will double the value from $7,500 to $15,000. Now if your zoning will allow for Tiny Homes, it will further increase the value to about $30,000.

      I have 1/4 acre in Missouri and had it approved for Tiny Homes. I was surprised on how quick people wanted to purchase the land just to place a tiny Home. I can place 2 Tiny Homes for my nephews to visit as long as they are placed on a slab and have covered parking, and hookup to City Sewer and Water. I sold the property without any improvements for $32,000.

      Got a 10 acre place in West Texas with a 3 season creek. and easy access to hwy 90 near Van Horn, TX. It has no restrictions and no permits required. So I set I set it up as a family compound. Roped off 13 0.33 acre lots and assigned lots to my nephews. I restricted it to Recreational Vehicle, self contained, and did life lease through deeded easement to each one. They only have the right to use them and not place permanent structures. This way I own the land and pay taxes on the land. THey own their own Tiny Home/RV units and only have to keep them registered and properly plated. My Taxes are $36 per year. Forgot to mention that no septic system is allowed.. So any unit placed must have a Biogas unit attached to Blackwater tank to create Methane for cooking/heating. The effluent is used as fertilizer for ground cover and mesquite bushes. The grey water is filtered, oxygenated and used in the hydroponics system. Since they are portable, it is not an attached structure.

      Check to see if you can do the same on your Missouri property … I see a Tiny Village rising…
