This tiny jewel-of-a-house/RV is currently located in the Napa Valley wine country in Northern California. It is built on a trailer and can be easily towed by a pickup truck.

Our charming little home has hardwood floors and antique windows and door knobs. It has electrical and plumbing hookups plus a propane heater and water heater. A queen size mattress fits in the sleeping loft. The bathroom is fully outfitted with a shower, sink and toilet. The kitchen area contains a built-in refrigerator.

The dimensions of the house are 7’ 1” wide and 18’ 2” long. The exterior is clad in bug-resistant cedar. Attractive and very well built, it is waiting to be parked on your own property for a guest house or office or taken on a glorious road trip!

    Very nice place, but I am so NOT climbing that ladder to the loft!

    Having lived in Northern CA for many years, I understand the pricing there but I think this price is optimistic, especially for a THOW that doesn’t have a staircase or appreciable storage built-ins.
    The seller(s) might want to check out the pricing of other THOW’s to get a feel for the general market. Something in the 30k range would probably see this unit gone.

    attractive. the heater needs a different placement. The loft seems too small. kitchen is good.

    Our first house (yes, eons ago) was $27,000 for 750+ sf. and came with appliances. Nice look but nix on the ‘ladder’ and way too pricey.

    Lots to like here. That ladder could easily be replaced by something more sturdy. And the price? Frankly, it’s a steal for California.

    Aside from the ladder not being very safe, I really like the exterior, and the interior with the ship lap on the walls.

    This is something that has been going around in my head lately– Tiny Houses just don’t appreciate in value. Ever. So if you take out a loan and buy one, you will be going into the hole immediately (interest being taken into account). A 50k Tiny House purchased from a builder would cost 96K (30yr mortgage), and although the payment would only be around $250 per month, you would still need to pay rent on land (most people don’t have a friend in the country…). So really the only option is to build as a project house, in your spare time, with your spare money and any recyclable materials you can lay your hands on. Otherwise it can be a very losing proposition. Again, no reflection on the Tiny House in question, just musing overall.
