    I really enjoy seeing the homes on foundations, with a bedroom on the main floor – how about one with a basement?

      Got a backhoe? Lot of digging involved with a basement so you wouldn’t want to attempt it without one available.

        basements, ya, in some places, the basement is simply the first floor and the main living area is up stairs. In Richmond, B.C. there are no in ground basements. Go down 4 inches and you’re into water. I have seen some small homes which have two floors with living area on the first floor and the bedrooms upstairs. Its inexpensive to build a two story home., well less than all on one floor. only need one small foundation and one smaller roof. Sometimes you see homes which are 400 sq. ft. on both floors.

        One lane way house in Vancouver being shown on one of the news letters is two stories, built with a garage downstairs.

    When the home is on a foundation doesn’t that increase taxes?
    My tiny home won’t be going anywhere and a foundation and maybe a basement would be great but I dont want to pay the extra taxes it would cause. Perhaps all this time Ive been thinking wrong.

      Melissa – as you don’t plan to be mobile with your house, a foundation is a great option. Property taxes are based on the actual real estate (the land/dirt) and any improvements/structures on the dirt. That’s further divided into conditioned space or heated area. Closets and basements are not counted as fully as your living areas. Besides a small house will mean smaller taxes, not a major deal. Your BIGGEST problem will be getting a Building Permit and any Zoning restrictions. Compare that to the hassle of a house on wheels, insurance and the cost of a tow vehicle – not worth it IMHO.

    In principle I like wooden construction and the size of this one.
    A covered and screen porch is essential for FL. I would extend it to full length to get a non screened part to have more covered space for outdoor stuff.
    What I don’t like is the all wood outdoor shower and the corrugated walls of it indoors.
    Wood in a shower is high maintenance and despite all protection it won’t last and on top of it exposed to the element because it isn’t under roof.
    Metal as shower walls is noisy and going to rust over the time being beside sealing issues at the bottom.
    Otherwise, great floor plan and good for a couple.
