Built by New Avenue Homes it may just be what a lot of us are looking for in a house.

The design is made to be placed in the backyard of your current home so the price doesn’t include land. What’s for sale is the small house which you see here which would be delivered to your site.

Small and efficient ductless air conditioner was installed which is what I recommend for tiny houses as well instead of the window units because you can place this on the tongue of the trailer. They’re more efficient and they look better.

    I like windows but this design has no overhang to shade that glass from the hot summer sun and would turn that house into an oven.

    They should have designed a shaded overhang porch on the front to allow only winter and early morning, late evening sun penetration.

    Windows are like having a big open hole in your house in winter. This design might work in moderate and warm climates but would be a mistake in colder climates.

    Proper window sizing is important in any home design!

      You couldn’t be more right! Good quality windows with proper shading is one of the most important aspects of a home’s design.

      I am the designer of the home and the plan is to have a big awning over the bedroom windows and both glass doors. These weren’t completed as this is a modular home that is already as wide as you can possibly ship down the highway.

      When it gets to its final location those awnings (or a trellis) should definitely be added.

      Last year we had the home in San Jose and set it with all the big windows facing north and only two small windows facing south. It stayed cool all summer long in San Jose. But now the home is in Palo Alto with all the glass facing south and there is a noticeable difference in how warm it gets. But – as long as you keep the south facing door and window closed, then the double paned windows with Low E coating keep it cool inside. If you open the door, the sun will roast the wood floors and heat the place up in no time. It’s amazing what good quality glass can do.

        It would be cute with those 1940s bungalow style awnings maybe is grey and red to match the siding. I wonder how this would work in Colorado, up in the mountains?

        This is so kewl,I recently have been introduced to these tiny insanly awsome homes! I plan to buy soon. Im in crescent city, on Oregon cali. coast (northern).I have been looking for one I like that wont make me sore from walking all thru to clean! But that is extra large at least in looks and storage. And super efficent. This is simple and appears that it has all things needed to live easy and without much walking. I am handicap, my feet being worst. This is the stuff here, and seeing your the builder do u have any others that are similar in style. I dont need air, perhaps a dehumidifyer thru out that is built to drain into a grey water tank or the ground.Very moist in this area and mold is a definate problem for any type home. I would love to see some pamflets if there are some avail. [email protected]! thanks in advance.Lori

      Hi, Lamar & Kevin! I would use a black window film pull down shade and use the hot space to dry clothes. (have it face the sun in winter). Smiles, AnnieinKC

    Hello!!! I am trying to get info on purchasing a tiny home on wheels. So far I have gone to two credit unions that I belong to and they have no idea what I’m talking about. One has a really good rate good until 2-28-15 so I filled out an app for a RV??? not really sure what kind of a loan that they fall in to. Any advise would be greatly appreciated. I am currenty in Central California and don’t know where to look for builders. Thank you in advance, Charlotte

    There is a version of this house with a the perfect awning, it looks incredible with it. Buy this model gutted, the cute exterior completely lacks interior details. A tiny space like this costs practically nothing to add stylish tile, flooring, mod cabinetry, and sexy hardware. Be inspired by mod $$ italian kitchens at pedinicalgary.com then take the floor plan to Ikea, the inexpensive office cabinetry is smaller and has wicked kewl finishes, an associate will reconfigure a much better kitchen layout for free. Get a curved glass shower at Lowes, also lighting fixtures. Wish I could have one of these to remodel, it could be dynamite!!

    I am a military personnel. Don’t have a lot of money, but want to have zero mortgage and live in Palo Alto where I am going to school at Stanford University (area that has the most unreasonable and crazy rent price). If I work hard for a few years to save up cash to pay for the building of the Tiny House as shown on this site: tinyhousetalk.com – Please, can you help me with the step by step process on how to acquire land for the house and parking, complete construction, and live mortgage free? Is there a way that I can get the funding to do so from other sources? I have a handicap mother that I need to take care of as well. Do you think the Tiny House can be built to accommodate 2 people (my mother and I)? Thank you!

    Is the City of Palo Alto allowing this. Do you have any tiny homes without sleeping lofts. Seniors do not want stairs to climb. What are the length and width sizes of these homes and where can we go to look at them.
