Love a real sofa, ground level bedroom with a double or queen size bed, the farm house kitchen sink and a full size bathroom! The thick curtain for the bedroom instead of a door is nice because in winter it will keep the room warmer and when open it allows in so much light. And there is a washer dryer hook up too? WOW!!

This is adorable! I can see me living in this! I might change out the sofa, but a REAL sofa!!!

I real sofa and a real bedroom on the main floor without a huge kitchen! Looks fabulous. Not surprising it sold quickly. The loft is certainly big enough to store all the extras you don’t want every day. Could live in this no problem. Even has room for art on the walls!

and one of the few with a decent dining area instead of bar style. I would double table to get space for four when you have guests.

Gorgeous. I’d like to know where the office chair, desk, and plant go when the bed is down. I think I’d move the office space to where the basket chair is. I would use that main floor bedroom all the time and turn the loft into an art studio. If I could design it, I would only take the ladder up as far as the last step. Then I’d create a ‘hallway’, forward to the end of the unit, to stand in. This would mean losing some height above the washer/dryer combo (but you could still hang slacks and tops) and above the toilet (some electrical would need to be rerouted. Plus, there is plenty of wall space, above the ceiling shelf, for art work to hang. I’m always redesigning to suit myself, and this one would really work for me.

Lyn, Same idea for “hallway” in loft and reduce height above toilet &W/D. Less stooping in loft. Good for closets and storage. Since I make my bed everyday, a Murphy would be no hassle for me. Leaving optional open space for yoga, crafts, sewing & get togethers. Probably have linear window behind sink so room for a few upper cabinets or shelves.

Hi, Peggy, some great ideas there. I do fluid art and it needs to sit for 24 hours before moving, so I had another idea instead of Murphy bed… In the loft, what if there were a U-shaped area that was carved out, so I could have painting space around the upstairs room? That would make a lovely place to do my art.
The table would be a great office to write my murder mystery/romance books.
The bed could stay down all the time.
I’m only 5’2″, so lowering the ceiling all the way around wouldn’t be a hardship for me.
I love these Tiny House newsletters, and have been reading them since issue eight. I do that before I go to bed, so I have something to dream on. 🙂

Sorry… And for eating, a raise-up coffee table (on struts) in front of that gorgeous green sofa.

Lyn, Sometimes we must remember too much customization reduces the value and makes it unsaleable. Or limits your market to 5’3″ and shorter. On a Reno, I didn’t relocate a duct above the sink because I fit easily below. However, 6’3″ son, and 6′ D-In-Law, continually smacked their forehead when they washed their hands.
