Oversized Tiny House With Wraparound Porch!

This is an oversized tiny house with a wraparound porch built right into the unit! It’s called Athens 520. Technically this is a park model home and could easily be considered a mini-mansion on wheels, right?

It’s pretty massive! But could be the perfect solution for some who may be looking to downsize from something much bigger, right? I think so. And there’s nothing wrong with that. This park model could also even be the perfect upgrade in size from a tiny house, travel trailer, an RV, expensive condo-living, and so on. So what do you think? ‘Massive’ tiny home with built-in outdoor space

This is SO nice, isn’t it? Because it’s really nice to have COVERED outdoor space, ESPECIALLY in a tiny house.

There’s even a fireplace and as you can see below… enough open space for a breeze.

Step inside and have a look…

A cozy and comfortable couch, ceiling fan, and mini-split AC… Also a barstool table you can see below.

A look from the other side so you can see how this park model is laid out. How do you like it so far?

I love the large kitchen sink. That’s a must for me because I like doing my dishes by hand and I also like cooking with pots and pans.

Full-size appliances in here too!

From here you can almost see the main-floor bedroom and bathroom… But you’re supposed to be looking at the kitchen cabinets and appliances? I don’t know…😂

Here’s a better look at the kitchen sink and cabinets. It’s always nice having a window to look out of when doing the dishes. Then again, you do have a dishwasher.

    Very nice, structurally. Would have some more “colour” inside though. And to me, wraparound would mean all 4 sides of the house. Maybe ist different in US terminology but here in NZ that is more correct meaning of wraparound.

      When they offer customization options the price can vary by a lot but typically Athen’s Park Models Start from $35k – $75k.. Though prices can vary depending where in the country you want it delivered as these are manufactured in factories and would have to be built and delivered from the nearest one to you location, among other variables…

      Alternatively, check RV dealerships in your area that sell Park Models. A standard model version would on the lot for viewing and the dealership can have it delivered…

          Nell, you confuse James D. with being part of the business that manufactures these homes. He doesn’t. He was merely indicating the price ranges of typical homes from the manufacturer. Prices depend upon many variables. For instance, would be much cheaper if was being located near where there factory is as opposed to, say, Los Angeles (as a silly example coz LA just won’t allow these, at this time anyway) due to transportation costs.

          These homes are ALL custom made. If you are serious in something like this then if you go to their web page, there is a link in the article to it btw, they have an online form which you can fill out to learn more.

          They could then advise the base cost, and you would then need to factor in appliances etc, because what suits you won’t suit other people.

          And yes, I’d love one. Only problem is I’m in New Zealand and the freight would be a total killer. Can you imagine the cost of putting it on a ship and sending it half way around the world? I don’t even want to think about it myself. Nor would my bank manager. lqtm

        Actually the refrigerator shows in 3 of the pictures… once you get the inside of the house it shows in pictures 3, 4 & 6.

    this seems super big for a one bedroom house. if you’re gonna go so big that you can’t even move it, why not go with a small two bedroom?

      Why have a small two bedroom if its gonna only be you? Some people (shock, horror) don’t want others to stay overnight. Diff’rnt strokes fer diff’rnt folks innit?

        People use second bedrooms for many other uses besides sleeping. I am a quilter and would use it for a craft room, or an office when my large quilt frame is not open. These have nothing to do with overnight guests.

          Yep, I build model cars and have a “2nd Bedroom” as a Model room that way i can lay everything out and it not clutter up the main living area.

    This is a beautiful home. Many modern elements but very comfortable and homey. The neutral color palette is a serene mix of greys, tan, and cream. I would buy the most beautiful piece of land I could afford, set the home right there and sit on that porch and watch my dogs play. Very pretty dream.

      Yup, unfortunately that is true! I have already dreamt up a place and a tiny, furnished it just for me and myself and my dog, and my donkey and chickens, been there so many times in my daydreams, feels like home already, but, alas, it will always just be a dream. Sad, isn’t it?

    This home hits all my wanna-have buttons!! Beautifully detailed – neutral colors that would allow me to make it my own [amateur interior decorator] ‘TO DIE FOR’ outside space..that I could ‘add’ some type of adjustable ‘hangings’ to block out rain etc…making it an all season place. LOVE the space…I’d be one happy Senior Lady! Price projections make solid sense to me. Now the trick would be to find the right Tiny Home ‘approvable lot.

    This is an exceptional tiny home. My concern is the narrow galley kitchen.

      The galley kitchen only “looks” narrow because photo’s have been taken with a wide angle lens which distorts perspective. It is actually not narrow at all. Easily handles two people there without going bumpsy daisy.

    This design would greatly benefit by broad stairs from ALL the deck areas to the ground. Very different from simply plopping a box onto the ground. The steel stair shown does nothing to welcome people either onto the deck and into the house, or the other way, from the deck onto the ground. I am a retired architect and landscape architect and I have never met a stair that I thought was too wide.

      Steve… I totally agree with you. I’ve seen so many homes, tiny, average and large that have steps that are essentially 1 person wide. For very little extra cost making the steps as wide as the deck is a very smart move. Stops traffic jams, and with it accidents. People can also sit on the steps at different levels so makes sense from a seating point of view if having a number of people around, which obviously probably wouldn’t be used in rainy weather as people would either be inside or out on the deck near the fireplace.

      There’s a lot to like about this place thats for real.

    I love this. Beautiful. Yes, I did look at the appliances and the cabinets. Loved the message with the smiley. I wouldn’t change nothing. Love every inch of this tiny home.

    Love the basic home. I would make it more colorful and modern inside. Would absolutely use ONLY
    eco-friendly materials. Add solar panels/compost toilet. I do not need an outdoor fireplace but its’ a nice touch.

    Two comments: I’m not fond of the toilet right across from the bed. Hopefully there is at least a pocket door on the bathroom. I would prefer a tub.

    And I’d like the outdoor area with fireplace to be screened in or to be partially enclosed.

      And surprise, any and all of those things can be done. But… only if YOU want them and YOU will pay for them. What is shown is a “display home” showing what can be done. Show homes by their very nature try to cater to the tastes of the majority of viewers rather than the minority. But customisation is the name of the game in Tiny Homes and therein lies your possible dream.

      Sharon, if you look at the last picture, the one just before the YouTube video, you’ll see that the door to the bathroom & toilet is in fact a pocket door.

      Screening off the deck would be an easy fix, either by you (or a tradesperson friend) or the manufacturer.

      Pretty sure that you’d be able to have a short bath tub in place of the built in shower. Have a shower head over the bathtub and you’ve got the best of both worlds.

    Wow, wow, wow. This is superb. What a fabulous home. I think this is the nicest of all tiny homes I have fallen in love with! I love the outside space, the bathroom, the huge kitchen. Holy smoke. I love this, I could totally live here. What a wonderful place to live. I can picture myself in each room. Yummy, yummy.

    I love the layout. Amazing porch with the outdoor fireplace. I do wonder why the photos make the furniture, doors and appliances appear “elongated”? One photo shows the couch appearing to be a long 3-seater, yet, on the next shot, the same couch appears to be clearly a normal size. The video does not distort the appearance of this beautiful home.

      Jo, the reason it looks elongated in the photo is that they have used a wide angle lens to get everything in, and that is what creates the distortion. Next photo is from a different angle, but notice the other items on the edge of the photo are distorted. So the distortion is caused by 1) proximity and 2) the angle perspective.

      If you look at the beds elsewhere you will see the same effects of distortion, just not to the same degree as the couch.

      The video will most likely have been shot at a normal video perspective, which wil have some distortion from reality, but not anywhere near the same extant as the still photos.

        Thank you so much. I now know why it happens. I don’t use a wide angle lens. I use a 50mm lens to capture the most realistic pictures and 40mm for longer, but tighter shots.

    I would enclose that fireplace room, take out that existing end wall and make it the whole living room together, open it up. Then wrap the porch/deck around the right, and have a double-opening fireplace, with one on that side on that side. Seems easy to do, and would make this a lot more usable year round, especially in Northern areas. But in general, this is a very nice one !

      Maybe enclosing it and extending it as you suggest would mean it comes under the umbrella of a “normal” house and therefore taxes, taxes, and more taxes. Maybe.

    A well thought out and executed home. Not sure it fits in the “tiny” category, but super well done anyway. I love it! Despite it being smallish there appears to be loads of room, storage, and it feels larger than it is. All it needs is an inground swimming pool.

      By defination anything under 900 square feet of living space is a tiny home, outdoor storage and covered porches aren’t considered living space, the actual house is tiny, the wrap around porch and the outside storage closet makes it look big.

    Have been looking at this unit for awhile. Very attractive. Curiosity question…is there a reason why the front door is installed backwards. The hinges are located on the outside. I could break in within a minute with a hammer and a screwdriver. Too easy to pop the pins on the hinges. Could not see if the bedroom door suffers from the same issue.

      …and I, not being of a criminal bent, could very easily destroy the hinge system that is on the inside with a hammer and a cold chisel. End of the day, if there’s glass its easy enough to gain entry, via door or window.

        Back on this page again, and I’m pretty sure its the same in the States as in New Zealand, all commercial buildings are required to have outward opening doors for safety. If someone collapses against an inward opening door it could result in death if first responders cannot access the inside in a timely manner. Especially in a fire situation.

          Yes it’s true, Eric. There was a fire in a theater many years ago and everyone died because the doors opened inward and the crowd prevented them from opening.

          Just realised that “all” my external doors open outwards. Even my first house, built in 1910, had outwards opening doors. Only difference is that the hinges are hidden on the inside, but any burglar worth his money (?) can still bust through them.

    I’m usually not into park models because they have loft spaces which seem like a waste of space to me but I love this one. I’d choose smaller kitchen appliances to allow for more counter space. I love that outdoor fireplace—that’d be great for a slightly chilly Fall or Spring night. Nice place to hang out on a Summer day and night, too.

    That is really beautiful! I love the covered porch! I thought I read somewhere that you can’t live full-time in a park model house. I live in Michigan – one of the worst states in which to try to live tiny. I can’t remember if what I read about park model homes was specific to Michigan or not. If anyone has any information on that, I’d really appreciate it.

    Absolutely love this house. I too would like the deck screened in. As far as the size – my understanding has been than anything 400 sf or under is considered a tiny house. This is listed as 322 sf – do isn’t that considered a tiny?

    Val, I think you will find that there is no “absolute” definition of a tiny house.
    And, if you read the article’s specs it is in fact 399.8 square feet, so for all intents and purposes 400 square feet.
    But that doesn’t include the deck area, so using those figures (15-feet wide x 33′-6″ length) gives an area of 502 1/2 square feet. Which is why it “looks” so huge.

    Very nicely done and very livable. I’d lose that corner fireplace for something that doesn’t take up so much room or block the view, though. I think I could also live without that small side covered porch area so there could be more interior space. Luckily, these tiny houses can easily be modified to suit everyone’s needs and preferences whether it is structural or how it is decorated. The best part of these tiny homes is that there is not only fewer expenses but a lot less housework!

      I’m pretty sure it could. The question is, should you? Doing so might possibly change how it is classified in some areas therefore different rules might apply due to zoning rules and property tax rules.

      Personally I’m done with multi-level houses. I’m 66 and my knees hurt, my back hurts, heck even my brain hurts. ; p

      Seriously, imagine putting furniture into upper levels, and then taking it out to replace with something else. OMG, my brain hurts just thinking about having to do that.

        Park Models are not the same as Tiny Homes, they’re regulated under ANSI and can’t legally have a living space larger than 400 Sq Ft… This is because they’re only intended for recreational usages, just like RV’s, and the size limit was imposed to provide a distinction between them and something that actually is intended for residential usage like a Manufactured House, which is regulated under a federally managed building code called HUD.

        For Park Models to go beyond the 400 Sq Ft limit they would need to switch from ANSI to HUD, otherwise, they’re pretty much treated like a class of RV… Wheels must always be on, can’t be put on a foundation, can’t be taller than 13′ 6″, will usually have a limited time they can be lived in, etc.

        While Manufactured Houses also have a permanent chassis that can be transported similarly as mobile homes but is not tied to it being mobile and can actually be placed on a foundation and otherwise treated like any other house, with HUD providing the minimum building code standards they have to follow, just like local building codes for traditional homes. So there’s not restrictions from full time living in a Manufactured House…

        This is also why, in the states, the focus for legalizing Tiny Homes is targeted at 400 Sq Ft and under as the legal precedence was set by Park Models and Tiny Homes are the first thing to challenge that but otherwise there’s no reason tiny houses and small houses could not overlap…

        Actual Tiny Houses don’t have to follow ANSI and can meet local building codes where they are not restricted. Size restrictions for them are just for what’s practical for travel but they can be on foundations and have all the design flexibility of a traditional house, unless there’s a local restriction or specific use case restriction.

        Like as a ADU, they will typically have to be smaller than the main house and may be limited to single story.

        So there’s a few different categories of building types with legal restrictions to some that effect how they can be used and how they can be designed… Knowing which you’re dealing with will help understand what options are available… Though, that’s just generally how it works in the states but local municipalities can have different rules and how they choose to enforce them or not…

        Like, I know of at least one person who convinced her local authorities to allow her to live in a Park Model by ignoring that it was a Park Model, adding an addition to get it to the local minimum sq ft requirement, and setting it on a basic foundation to have it fall under local building codes but most places wouldn’t allow that…

      Strictly true. However people do have eyes and can see that 2 sides of the construction do not have a porch. Benefit is that you get to see everybody on the porch. Negative is… oh, there are no negatives. Win/win.

    It’s interesting that Park-Model-Homes continues to put out new business when they won’t resolve the issues created when they came up with a story that the owner was getting a divorce and the son-in-law is the one that screwed up my order, but they’re Christians and they’ll make it right … well that never happened and 2 years later, I still don’t have working mini-splits so I have to use space heaters in the winter and a fan in the summer. I paid for my house cash money up front and have been screwed. I would never recommend Park-Model-Homes or Skyline Homes as the builder. NEVER

    I love the wraparound porch, although I’d prefer that it be enclosed. I also like the barn slider doors in the master bedroom. Perhaps there may be shots in the video, but it would have been nice to see a couple of pics in this post of what’s behind the barn slider doors.

      Video does show them, sliding barn doors are just closets, either covering them or the dresser in the middle… So, not much to see…

    Always thought the Park Model Tiny Homes are the nicest and just look like home! This one is just beautiful and the owner is very lucky to have it. So spacious and no corners taken.

    A park model which I like a lot. Most of the others are lacking covered outdoor space which is a must in FL.

    Just love this Park model tiny home…I looked into buying one a few years ago when selling my home and retiring but unfortunately Virginia Beach where I moved to will not allow except in a few RV parks and I did not want it there. This model is just perfect inside and out!

    All that exterior wall enclosing very little interior space. It seems terribly wasteful.
    All “architectural interest” and not much use.

      Park Model RVs are primarily intended for recreational usage and not full time living or to promote minimalism. But are also legally restricted to a max of under 400 Sq Ft of interior enclosed living space. So decks, patios, etc are how they can give a bit more space and get around the legal restriction as that’s not counted as part of the living space.

        So, for the customer’s sake, build 400sqft of usable space (with half the exterior wall length, and none of the expensive angles- apparently designed to increase first cost and maintenance- used here) and add a deck with the money you save.
        Of course, de gustibus…I’m just a lover of vernacular architecture, so I’m used to beautiful old designs without pretense.

          But…… the exterior walls, angles and all, is a significant contributor to the overall look and feel of the buildng. If they were all just rectangles that’d be booooooring!!!

          Well, it is what it is, as a Park Model RV pretense is part of its nature, which is part of why they can’t exceed 400 Sq Ft of living space because that’s the threshold the government set that anything bigger has to actually be built to residential standards and not just look like it does… Most Park Model RV’s are made to emulate the appearance of a cabin or cottage, with some taking cues from modern designs. Though, some cross the threshold towards Pre-Fab house designs but then they jump up in price…

          However, there is 399.8 Sq Ft of usable space, they just stuck it in the middle of the platform that also includes the deck/patio.

          Most Park Models are usually only 10-12 feet wide for comparison to this, which is 15 feet wide, while being restricted to 400 Sq Ft means any width increase is countered by a length reduction and vice versa, as it has to remain within 400 Sq Ft in total for the living space. They just left the remaining space be the deck/patio. While, besides the shed roof line, the only angled wall on the exterior is the for the exterior fireplace but that’s not part of the main living space but rather part of the deck/patio space…

          Being able to significantly change the design would be nice, regardless, but mind that Park Model RV’s are manufactured in factories and usually mass produced as a model series. So the range of customization offered are usually very limited or very costly…

          So you’d have more control with an actual Tiny House builder rather than a manufacturing company like Champion Homes that focuses more on Manufactured Houses, Modular Houses, and Pre-Fabs…

    Absolutely LOVE it! wouldn’t change a thing except all the white. I don’t get tiny house builders insistance on white, yes it makes the house feel bigger, but it also makes it feel like a hospital, using light colors achieves the same thing and it doesn’t make it feel sterile and boring.

    There is a video of a woman near Austin, Texas who has a custom model of this house. She doesn’t have a dishwasher or stove as she wanted more counter space. She has a computer based washed and dryer (not sure what the difference is but she explains it) and she put shiplap on the wall behind the bed. It is gorgeous. Her cabinets are white and the place looks huge. She has lived there for a couple of years and loves her place. It is perfect for one person or two. Might be tight for more than that.
