Where is the pic of the living area? There are several pics of the kitchen but none of the living room.

Thanks if you can provide one.

I can’t get a feel for this house, as I believe someone already mentioned, there are no photos of the main living area, giving the viewer a better feel of depth as well as a photo of the main living area it self….!

I like this kind of roof/ceiling, with the graceful curve.

I believe the living area is within the kitchen, across from the stairs. I think this tiny house has great potential and at a good price. The ground floor bedroom is great! The w/d is wonderful, but would also want more cooking/baking potential. Good job!

Interesting build. There really is no true living area except what you might fit across from the stairs. What would typically be a “great room” is taken up by the downstairs bedroom and the bath. Remember this rig is only 22 feet long and not that long inside so not much room. This is basic living. I think the kitchen should have been L’d around to give more counter and storage space. The sink is way too small and there is a lot of wasted space on that kitchen wall. The one shelf looks to bow in the middle. For someone who does not spend much time at home, or just wants a vacation get away this would probably work.

Unfortunately in a tiny home, you can only have so much. For those who want a ground floor bedroom, it’s hard to fit in a large living room.

if you are willing to have the bed roll out from beneath a raised living room floor, it is very possible to make the floor area for a bedroom do double duty.

in which case you have a 200 sf bedroom instead of an 80 sf area.
alternatively, you use a Murphy bed solution to fold down from the wall.
(should i want to convert a tiny public area into a tiny private area, i just throw out my guests for the evening, LOL)

Very true Dana! Murphy and slide-out beds are great options.

I love this, would be perfect for me with a few cost saving changes. For me, eliminate the stairs and loft, don’t need them and wouldn’t be able to use them anyway, too old and too many health problems to be going up and down them. That should decrease the cost and the weight by quite a bit. In place of the stairs put a not very deep entertainment wall with tv and shelving. Add a nice comfy love seat and my living room is done. In the kitchen don’t discount the capacity of that Oster convection oven, I have one very similar and I actually use it more than my full size oven. I bake, roast and broil in it all the time. The shelving over the window is not big deal, just add another support bracket on each side of the window. All in all this has everything I need, and want.

Just an added word, when they eliminate the loft and stairs I would have them reduce the overall height of the thow, thats where the weight and cost savings would hopefully be.

Great layout! The cost really caught my eye… this should be the upper limit on all THOWs as far as I’m concerned… Well done at keeping it down! One of the original mantras of tiny living was to keep cost tiny and not to have a huge mortgage! Additionally, plenty of room and space to add or subtract according to your tastes and pocketbook! When this tiny “movement” started you could find numerous builders selling for under 20k! Not now as tiny becomes more mainstream, so do the increased pricing (and profits). Granted, technology may be driving some increased costs and wants have turned into “gotta have this feature- need?” Anyway, great job on keeping costs down with some pretty high end “needs”… I will following you closely and see if we can find a price point agreeable to both of us… Awesome!

I do think it’s worth noting that this is for sale by an owner, not a builder. Not sure what the owner paid originally.

I can only feel wow. How do people live in such small houses? Is this house for only 1 person? I am sorry, but after living in our 3 bedroom home, I feel any house or apartment less than 3 bedrooms is too small for a family. Last month we went to Toronto with our kids. We stayed in an apartment in Downtown by Mac Suites ( http://www.macsuites.ca/downtown/market-square-100-front-street/ )with 2 bedrooms. It offers every facilities a family need and is a reasonably big apartment. I still felt it a little too small. May be it’s because I am comparing too much. Anyway, this house is just great. 🙂
