30×10.5 Noyer Tiny House by Minimaliste

This is the Noyer Tiny House by Minimaliste. It’s an extreme-winter-ready tiny home on wheels that’s 30’x10.5′. It starts at 118,500 CAD and features a cozy but shareable living space with office, kitchen, living area, bathroom, and a sleeping loft.

The Noyer was built in close collaboration with a client from California. This house is quite different from our previous projects on many levels, including the roof slope and the bedroom layout. This unit, just like all of our houses, is meant to perform as well in a Californian climate as in a northern climate such as Quebec. The Noyer is intended to be inhabited full-time by a couple or a single person. Here’s a more detailed presentation of this unique model.1

    This home is lovely and roomy. I would change one thing though. I would switch the toilet and the bathroom sink so you would see the sink when bathroom door is opened and not the toilet. I suppose that is a little picky but so much more appealing. Otherwise I love this tiny house.

      Yes! That’s exactly my complaint. I’d want to leave the bathroom door open without the toilet being so obvious. But otherwise this is impressive. The huge long drawers under the living area floor are great. I like the stand-up area in the bedroom. I love this kind of roof shape. All the finishes are attractive. I bet it is expensive, but worth it.

      Four things to consider with that change…

      1) The toilet would still be visible as you can see both the sink and the toilet from the doorway. So wouldn’t really put it out of view, only partially…

      2) Sink and vanity takes up more space and would not allow easy access to that panel door next to the toilet. Thus reducing the usable space.

      Mind, that part of the wall is under the standing platform next to the loft. So they can’t simply just place the door panel higher.

      3) Moving the sink also means moving the medicine cabinet, which in turn means swapping it with the window and that means no direct light from there to the rest of the house during the day…

      4) Bathroom door would otherwise remain closed, note the door slides in front of a desk and partially blocks a built in book case/shelving and the opaque glass panels in the door only really make sense for keeping the door closed normally…

      The owner of this basically just prioritized storage and usable living space, along with a large shower that takes up as much space as a bathtub would have and that leaves little room to selectively arrange the rest of the bathroom…

      A smaller shower or more space dedicated to the bathroom would have allowed for a more flexible layout. For example, if the shower wasn’t so big then you could move the door to the other side and just slide that desk and shelving by the stairs, which it wouldn’t block… Or eliminate the desk and shelving, make the bathroom a little bigger, and then the door can be in the middle with the toilet off to one side and possibly even closed off into its own cubby…

      Everything just has trade offs and this layout makes it hard to make changes without consequences…

        Until reading your very detailed and carefully considered response, I was of the same mind as Dawn and Alison but I too seem to also have the same set of priorities as the owner.

        This home is simply beautiful with understated features and finished and I would want to live here also.

        I completely understand all these considerations. Noticed most of them myself. Everyone has different priorities and preferences, and this is one of mine (but this isn’t my house!). I was just saying.

    Wondering when Tiny House Talk start to reference the metric system as well. It is only three countries, and one partly, who still uses the Imperial System. I assume you have a lot of other readers than Americans, who read your site. To everyone else, it is difficult to relate to feet even though we know how to convert it. 30 feet just does not ring any bell we can recognize. Every time we have to convert the numbers to get an idea of what you are talking about.

    My husband and I will be starting our build of this home in 2021! We changing the loft to storage only (ladder access) and only as big as the bathroom. We are going to have a walk thru bathroom shower/bath on one side, vanity and toilet on the other (maybe a back door in the bathroom as a “mud room”). Up a few steps to the bedroom that will be up on the goose neck part of the trailer!! Can’t wait!
