Modern Prefab Cabin on Wheels

This post contains affiliate links.

This is a modern prefab cabin on wheels that’s listed for sale over at the Tiny House Marketplace by Justin S. out of Arroyo Grande, California. It is built by a company called Efficient Building Systems LLC.

It’s an incredible looking tiny house but it comes with a hefty price tag: $175,000. It was just built in 2019 and features dual sinks in the bathroom, a luxurious interior and exterior, it’s 12-ft. wide by 32-ft. long, and would be easy to be approved as an Accessory Dwelling Unit or Junior Accessory Dwelling Unit (some properties are allowed to have more than one ADU). What do you think?

While I really like the width, shape, outside, the price is 3x what it should be.
And the interior wasn’t well used, I get better use out of 10′ wide, but that can be left out and your own put in.
Personally I like an open plan so the owner can do what they want.

Agreed. Silly use of $175K. That’s what, 5 used Park Models in excellent remodeled shape? I am doing a used one right now I paid top dollar for and I would have it on the market for $25K when finished if I wanted a fast sale. People with more money than sense seem to flock to these for the ability to brag how much they spent. True having brand new house smell at it’s best but what Brad Kittel at Tiny Texas Houses says is closer to FACT. Used materials make personal value a tangible and prideful expression of commitment to the environment and THAT is where the pride should be focused instead of gross wealth display in our current and future planet IMHO.

Incredible but price tag is out of this world.

For a tiny house, sure, but for an ADU in California where the average is over $200K, not so much… There’s not much details in the listing but the company listed was a regular construction company and a Pre-Fab generally follows the same rules as a modular house, which means meeting local building codes, getting permits, handling impact fees and site prep costs, etc. that all add to the costs on top of the building costs and is one of the reasons homes in California can cost so much…

But then again, the company seems to be out of business, may have been a Florida based company that no longer has an official website, so no way to verify without contacting the seller and the photos may not tell the whole story…

I’d like to see photos of the sleeping areas, and of the private toilet room and private shower room. There are too many photos of the living area and kitchen, but not of everything. If the price is $175K, we should see all of it!

Look at the actual listing, there’s more photos than shown here in the article…

EVen at $175K is a good deal. A similar sized condo in Seattle, Vancouver, Victoria will cost you $600K. the house is lovely and looks very functional. For those who like to live small and able to port their homes, this is the ticket.

this home appears to have a number of features you don’t see in other small homes. Its not necessarily about demonstrating how much money you have but rather having some you want to live in.
