Structure built with energy efficient SIP’s (Structurally Insulated Panels)!  All appliances are brand new! (Non-smokers, and our dog is a non-shedding Bichon.) Our tiny house was officially finished in late October 2015. Only lived in for 1 month until we decided to take a 1-2 years off for nomadic traveling in our camper. We volunteer with the national park/forest service all across the country and some of the parks locations are too remote to haul our beloved tiny house with us, that’s why we are selling it to someone who can appreciate the simple life it holds for them.  This house has been completely winterized and currently rests in Cochranton, PA ready to be moved to your property. (Buyer responsible for moving).
Trailer title in hand and ready to call it your own on your own piece of property. This house was built by nature lovers that wanted to optimize connection to the outdoor world, so the windows/doors and open layout will make you feel like you’re outside.

Built to be off the grid, but can also easily hook up to city water/sewer/septic/electric. If you are wanting to be completely OFF THE GRID but don’t have a power source, we are also selling our brand new portable solar panel generator unit for an additional price, just inquire.

Structural Features:
-Built with the newest energy efficient “green building method” of SIP’s (Structurally Insulated Panels) gives extra structural stability while providing a higher insulated value compared to regular “stick build” method. Cool in the warm weather and warm in the cooler weather. Walls are 4.5” thick with R15 value , Roof is 8.25” thick with R29 value. SIP structure designed and manufactured by The Murus Company in Mansfield, PA. New owner to be supplied with your own certified copy of the blue prints showing electrical chases and structural layout.
-Built on brand new 2015 custom SureTrac flat bed deck over trailer. Trailer has GVWR 9900. Heavy Duty RV stabilizer scissor jacks (4). Upgraded factory tires to brand new 10 ply load range E.

-White Galvalume Metal Roof
-Lots of natural lighting to keep an open connection to the outdoors with 2 tempered insulated sliding glass doors with screen and insulated windows (2 are fixed, 2 are sliding double hung).
-Modern two toned siding design: Marine Grade Waterproof Wood Siding panels (paintable and stainable). Stained and Sealed with Behr Transparent Waterproof Stain and Marine Spar Varnish. Sleek contemporary square design enhanced with stainless steel flashing in between wood panels. This compliments the metal siding on the shower build out over the tongue of the trailer.
-Modern LED outdoor lighting over both sliding doors

-Overall external measurement 20’3” L x 8’2” W (with a 14” built over the tongue for shower edition). Height (measurements from ground) 13’4” one end, 12’4” on the other (slanted roof design).

-Walls are painted SIP’s as we had to be cautious about DOT regulations on weight, but if you are not traveling with the tiny house and are keeping it stationary, you can easily add your own tongue and groove interior wall panels.
-Kitchen built 2 steps up on platform
-Don’t like the idea of climbing a ladder to a sleep loft? Neither did we, okay… our dog had some say in it! He can’t climb ladders!) Instead, there is a queen sized bed platform (mattress not included) that slides out from under the kitchen platform, pull it out a little bit and it’s a sofa!
-The steps function as a 6’ storage drawer on caster wheels AND as a comfy upholstered day bench slides out from under platform
-8’ tall IKEA wardrobes for optimal storage
-Natural rustic bamboo custom sized blinds for sliding doors
-LED lighting

    I really like your home. We are moving to PA this summer; looking for a small home as we get back on our feet again. I like the no-loft idea. Except for a place to keep our 4 dogs (of various sizes), I think this would work for us! I’ll keep this in mind as we search.

    very nice, I always love a plan with a tuck under rolling bed. I would modify this plan to suit myself with a larger, wider heavily cushioned seating area, perhaps large enough to accomodate a twin sized mattress, for more comfortable seating and lounging. Also, I do not like to waste space on a range, even the very small ranges. I prefer either a portable induction cooktop with a convection oven for the counter top. I use both of these items in my current full sized house, and I love the function. I am a real cook. A freestanding range just takes up too many precious inches in a tiny house. The 3 burner, oven combos used for boats and RVs are also good. I will never use a litter box toilet and a wash tub shower. I want to hear from someone with actual experience about how the combo, washer dryers function. Do the clothess really get clean? Dry? leak? how long does a load take? how many sheets to a load? I wish this couple well in their sale of thieir home. It is attractive and all the small issues should be easy to modify if anyone wishes. The important basics are all there.

    how high are the ceilings? i like shorter ceilings. more cozy.

    I like it. I saw one comment about paying less for house and land… is that house a THOW? That is what I really want to do, even if I don’t go anywhere; I want to be able to move my investment to where the work is or where the weather is better, whatever. One thing that keeps me from actually buying one is zoning rules-especially those that allow for a THOW on acreage, rather than in a community or park-not really different than trailer parks. RVs are OK, but I keep going back to tiny homes, unfortunately zoning rules, do not allow them in my area. I would really like to change that.

    I like this use of SIPs. How do they rate for resistance to mice, etc? Is there a way to add a small loft area in the end that has the most height?
