This is a stunning small home from Kanga Room Systems: A 16×40 Cottage Cabin with a covered front porch and secondary screened in porch on one side.

The home has one downstairs bedroom and then a loft room with plenty of space for multiple twin beds for kids. There’s a large open-style living room with vaulted ceilings, a galley kitchen, and a full bathroom.

It has a modern farmhouse vibe and I could definitely see myself living here! Turnkey installation starts at $130K, but shell installation begins at $60K. You can get the shell kit with no installation starting at $30K.

The screened in porch is definitely the defining feature of this home.

Love this welcome mat and the beautiful french doors leading into the home.

From the porch entrance you can see the large living room with exposed beams.

The white shiplap keeps the place airy and open.

Plenty of seating for a family, and a minisplit to keep things warm and cool.

Those floors are so unique and gorgeous. Such a rich color.

A ladder takes you up to the second bedroom. Kitchen on left and bathroom on right.

The kitchen features industrial open shelving and full-sized appliances, including a dishwasher.

The bathroom has a stunning porcelain basin sink.

This tile is super nice, as well.

The full sized tub and shower are just what the home needs.

These large closets in the bedroom don’t just keep clothes: They house the washer & dryer!

Brilliant — you don’t have to go far to put away clean laundry!

The bedroom is spacious and has another minisplit as well as a fan.

Upstairs in the loft bedroom there’s plenty of space for all the kids/grandkids!

The railings are substantial for added safety.

This spot could also be a workout room or office.

    Probably one of my Favorite Tiny House floor plans. The screen porch was a real space use needed in most areas of the country, east Texas especially and anywhere bugs are an issue. The option of center wall and dormers in the loft can provide two separate bedrooms for a moderate additional cost. Adding a wall and smaller vanity in the bath and you can have room for utility/powder room as I do in all my designs. Downsizing this for seniors to a 12′ X 34′ would probably be the way for local builders to jump-start their line of housing depending on what is included in shell prices. Get it all in a 40′ connex and ship anywhere.

    All I can say is WOW!!! It would be a great idea to have a wall upstairs and you could still fit at least 2 doubles. I have a granddaughter (24) and 2 grandsons (18) so it would be great for privacy! And having to Master downstairs…PERFECT!!!

        The Farmhouse Cottage would be great. Would it be possible to have a home elevator Or 1st floor bedroom and walk in shower?

        Need in TN not in Nashville but in the Spring Hill, Franklin, Columbia area somewhere.
        Is this possible?
        Is there financing available?

    It’s definitely beautiful, but too big and way too expensive for my budget. It’s sad to see the tiny house movement moving toward houses that are as expensive as the typical subdivision house. The original idea behind tiny houses was truly independent and truly affordable houses – houses that freed one from the necessity of mortgages or house loans.

      Yes I agree with you. Tiny homes came out so you could have more time with family and less money to buy a tiny home. Now the tiny houses are way too expensive.

        @Chris – No, just more choices and more people making different choices because there’s a lot more people involved now but different people have different needs and thus they won’t all cost the same.

        Just keep in mind that costs are strongly tied to your choices and what the end product needs to provide you… Size, type of structure, type of foundation, how it’s done and what that may require, features, functionality, build quality, craftsmanship, what’s included, etc. all factor…

        Really, that’s like saying just because someone buys an expensive product that you can’t buy a budget product… There are always choices but also always trade offs…

      I have been following the Tiny House movement for nearly 20 years and even convinced my town to build a community of 12 Tiny Houses that are made to look like miniature replicas of our bank, church, grocery store etc. I understand your attachment to very small, very inexpensive Tiny Houses, but I (and many other people) have been hoping to see small houses in the 500 to 1100 square foot size, in a kit or pre fab format so I could pick out something that would fit on a small lot but still be livable for a couple. Remember Baby Bear, Mama Bear and Papa Bear? Well there is room for all three in small housing, and Kanga is a GBREAT find as far as I’m concerned. The house design I love is their 40 x 16 cottag with a loft. That’s still only a 640 sq ft house footprint—very small but very practical for the Mama Bears out there, including me. Yay Tiny Houses.

          Tiny Town is a concept my former wife came up with about 20 years ago when she was the annual promotion director for the Kingston, WA 4th of July event. This event is the longest continuous running 4th of July event West of the Mississippi (or so they bill it). Tiny Town is set up every year for the kids to explore and play in. I have not been back to Kingston for 10 years so I am not sure how big or different it is today, but when my wife created it Sunset Magazine came out and did a great article on the spirit of Kingston and Tiny Town.     I would really like at least a pull down stair to the loft, but I love that the main bedroom and bathroom are on the same level.

    I’ve had my eye on this design for a while. I like that the kitchen is not in the middle of the main living area. [A sofa that close to the stove seems unsafe to me and a potential sponge for odors] I also love love love porches and have a screen porch now that I live in during the summer months in the South. A downstairs bedroom is essential. Having a loft for an office/company is wonderful. I would add a little balcony to the outside off the loft with the biggest glass door possible. It makes it less claustrophobic for me. And if there is a view why not get it from a bird’s eye perspective?

    Great floor plan, like is but don’t like the loft. A sofa bed in the living room will do for me.
    Take two to three shipping container put them together if you can’t afford this one.

    I want to celebrate a design that doesn’t have the bathroom door open up into the kitchen!!!!! Kudos to the designer/s! This is such a livable place! We all can see little design tweaks we would make to personalize but overall, it is a fabulous little house!

    Clarification please: I see the photo caption that says the washer & dryer are in the bedroom. [“These large closets in the bedroom don’t just keep clothes: They house the washer & dryer!”] But the photo of the W & D show the tile floor in front of it -not wood like the bedroom.
    I hope there is room for it in the bathroom. I love this design but a W & D in the bedroom I would not.

    Love this tiny house. Only change I would think about is adding the industrial pipe used in the kitchen and add a hand rail up to the loft. The ladder isn’t too steep but would still add some safety to older people or young kids that need that extra help with stairs.

    Finally, my idea of a dream home. Absolutely beautiful. Needs a few built ins, but over-all its simple & gorgeous. Has a great family room, a dishwasher, closets & you can stand up in the loft area & bedroom. This is my dream home. Beautiful, The screened in porch is excellent. I love it.     Very nicely done! Everyone wants to make a few tweaks to make something fit their needs and wants. I’d like to suggest that a bigger window in the kitchen would go a long way to making that a more inviting and light place to be. I’d probably choose a different style of open shelving but it is a good idea. I wouldn’t need such a huge loft area so maybe just enough for some storage, perhaps just over the bedroom. Open the rest of it up to feel luxuriously spacious! I like that accommodation was made for the large TV across from the seating area instead off to the side so you have to crook your neck to watch! Again, nicely done!

    Is this a kit? Does the company put it together or the home owner? I love this house and it is perfect for us. Wondering how much they cost as well.

      You’d have to be in Texas to work with the company and have them put it together, but outside of that state they can send you a kit and either the home owner and/or anyone they hire to do the work will then build it… Natalie posted the contact information of the company to get more info on pricing and options but you’d also have to check what it cost in your area with building permits, impact fees, what it’ll cost to hire a local contractor, foundation and other site prep, etc.

    This is a gorgeous one. I am off to look at the smaller version! I love the downstairs bedroom for us oldies but that loft is amazing – my ten year old could exist happily up there for years! The price is a bit startling but those finished are gorgeous. I would absolutely steal a lot of these ideas for a cheaper version for sure.
