It’s a slow and steady process, but more and more, we continue to see tiny house communities like this being developed. Which is great because that means we actually get to have more opportunities to live in tiny houses legally and in peace. So here’s another one to add to your radar and maybe consider. And they can build your tiny house too because they’re builders. Also worth noting, they offer 9-foot and 10-foot wide builds too.

To start any of these communities we need 30 people to enter into a 3-year lease with a $6,000 deposit. In exchange, you’ll receive a maintained lot for your tiny home complete with water and sewer hookups. The first two years of your lease are rent-free, and the third year will only cost $200 per month. Utilities will be set up in your name so you only pay for what you use. We expect to finish construction on a community 6 months after everyone’s signed up, but we can build communities simultaneously as long as we have 30 contracts per community.

    1. To attend Tiny House festival Nov. 15-17 in Florida.
    2. Long term – To live in a Tiny House community in Florida / Washington state
    3. 1 story – perhaps a yurt well insulated for WA.

    Still don’t understand how they can make that work, being rent free for 2 years, but what happens after the 3rd year?
    Does the rent increase?
    Do we know by how much?

      I am at the end of my wits living within the city. My children are going their own directions after this school year. I am jot married and i want to be within a small community, in a tiny home to live out the test of my life. Surrounded by nature and positive vibes and influence. Living in the city is not where i want to be. I need help to learn the steps in going tiny and off grid as much as humanly possible. Thank you.

    This looks good. So the $6000 is a deposit on what? Or is it non refundable and pays for the first two years?

      Basically, ITH had the property but not the money needed to turn it into a community. So they opted for a community funded solution, where people who wanted the community invested the money to fund the development and then ITH pays them back…

      So it basically works like an up front payment on a 2 year lease… Aside from utilities, no additional payments until the third year when the lease expires and it switches to a monthly rent fee from then on… So the deposit gives them exclusive use of the lot for 2 years and that timeline starts when they put their home on the lot and start using it… While ITH gets the funds to develop the community…

      All of the money is going into the community development. So it’s locked in once that’s done but if someone wants out before the end of the 2 years, then they just need someone else to take the lot and put in the deposit that would then be used to refund the other person… They’ve done similar for some of their clients who either cancelled their order at the last minute and they had to sell the home to give them their refund or clients who ran into situation where they could not use the home and they helped them out by selling the home for them…

      It’s a small company with limited resources but they do what they can to make sure their customers are happy…

        It is Now, February 2020. Randy Jones had the money over 1 year ago. And the Community still is not built. I think he is over his head. He was using the deposits to fund projects at the factory instead. Like Build Offices. Build Bunk Rooms and Bathrooms. And another 100feet x 60 feet of factory. While the “Forest” sits there. Thats the Community that has about 60 People. Phase 1 and 2. Started Phase 2, and Phase 1 never completed. Smell Test? Not smell good. Promised to be moved in by June 2019, then July 4th. Then by the October Jam. Then Thanksgiving. Then no doubt, a great Christmas. Here in February, just more excuses. Time someone called a lawyer to get things moving.

          @sford – Forest is already built, people moved in, and the Beach, Prairie, and Mountain areas are progressing… Developments can just take a few years and that’s normal. Earliest estimates almost never happen as you can’t control the weather or government, which you have to wait on for the permitting, inspections, approvals, etc. and the pandemic made that all take much longer…

          ITH has a facebook and youtube page that often post updates to see what’s up without needing to go down there… Catch their live stream and you can usually ask a question as they walk around…

    The $6,000 up front pays for the Infrastructure (electric water/sewer, and roads) to be put in. The two years with no rent is a partial payback of that payment, the rest being like a very low rent paid in advance.

    What is the amount of property that the 30 homes are placed upon? Do you currently have a list of residence where you are collecting for commitment of the $6000? If so, exactly where? Thank you

      It’s treated as a deposit, to lock in the lot to you otherwise it can go to someone else…

      But things have changed a bit since this article was posted, given everything that has happened the last year or so…

      Despite a lot of delays, some thanks to the Pandemic, they had to wait a lot on the city for inspections, etc, the Forest is pretty much done and fully booked. So no spots left there… Beach is still being developed but they’re almost done and they’ve broken ground on developing the Prairie and that’s where most of the remaining lot openings are, other than the more expensive development in a nearby property they’re calling the Mountain, which offers much larger lots, intended for larger homes, etc.

      There’s now multiple deal options, depending on location, Prairie, I believe can still get the $6K deposit for the lot and 2 years free rent but they can also offer letting you own the lease instead of the 2 years free rent.

      For the Mountain, they originally offered to not need a lot deposit if you buy a larger THOW from them. Getting what they needed to develop the property from the profits of building the larger THOW, but not enough people opted for that deal. However, there’s still room to develop more lots. So, if 20 or more people buy in at the same time, then they may offer that deal again… They just have a certain minimum to meet because the additional lots will also need roads and infrastructure put in besides just what each lot development will cost and if it takes too long to lock in the funding then costs go up…

      They got staff to answer questions, so you can contact them… Their website has their email and phone number… For more specifics and discuss options…

    I have been trying to speak to Randy Jones about building a tiny home for me in the forest property, that I can pay rent because I don’t have $15.000 dollars I only have $30.000 for my tiny home. If that can be possible, I live messages but no answer please contact me. I really need a home I’m about to retire and can’t pay rent anymore

    hi, I just found your article on Incredible Tiny Homes in Newport Tennessee. I think it’s time for an updated article on Incredible Tiny Homes…on the progress since your last article on them. They have been steadily moving along building their 4 tiny home communities even during this whole Pandemic with all the supply shortages and labour shortages, and government delays due to covid and labour shortages…they just keep trucking ahead…steadily plugging along, and the communities are taking shape step by step (The FOREST, the BEACH, the PRAIRIE, the MOUNTAIN). The FOREST has now been open about 10 months..and most residents have moved their homes in and begun a bit of their own landscaping..its looking so cute in the FOREST. the BEACH opened in August, and some of the homes are getting set up on the lots…residents and subleters are just getting started with setting up their lots if anyone is looking for parking, you could contact their office about parking and sublease..there are sublease lots available…the PRAIRIE will open fairly soon, the last of the underground electrical wires are getting pulled through the infrastructure set up, and once it gets a final green light, the PRAIRIE will also begin to be filled. I personally have 3 lots leased on their property, we are super excited watching things come together there…and my hubby and I just getting set up with subleters. We hope to eventually build 3 overnight rentals or long term rentals on our lots, but will be spending the next few years saving up for our first build one penny at a time. you may want to have a look see on their community’s progress. Their production is also ramped up, and they are also building a whole new additional line of houses called ESP Engineered Steel Panel Houses…saving thousands of steel panels from heading to the landfill…really cool !! (they still build their craftsmans and custom stick built Tiny Homes on Wheels) might be worth a check back in with them to see the community as it evolves…and there is parking available by sublease through Kellie at Incredible Tiny Homes office. Kellie runs the parking/rentals/leasing/subleasing. once the FOREST, BEACH and PRAIRIE are up and running, they will have 166 residents on site …and they are also building the MOUNTAIN which is the newly acquired land across from the main site. If you see their videos in you tube, the MOUNTAIN is the lovely green ridge just across the street, along the skyline, just where the sunset dips behind. gorgeous sky there, can’t wait to see how it looks when they get done, but its worth checking back in on the progress since this article.           They’re generally more active on their facebook page, though they’ve become more active on youtube the last year… Previously, the live videos were done on Facebook and re-uploaded to Youtube to archive but they’ve changed that and it has improved their subscriber count, which has more than doubled compared to their first few years…

          However, getting a response can still be harder on youtube and direct contact by phone or email is recommended if you need something answered or want to start the process of purchasing a home from them…

          They’ve recently had to raise their prices after resisting it for over year despite the higher costs everyone has been dealing with but they’re still trying to offer budget friendly options and are presently promoting the option for a bare bones 8′ x 16′ ESP home for $19,900…

        Hi, if you were looking for info, Incredible Tiny Homes was featured a few times on Jenna’s you tube channel Tiny House Incredible Journey. There’s good aerial footage, in her footage, and Google Earth also just updated, so you can find it there too. And of course the best source of info is their you tube channel Incredible Tiny Homes.

    I’m interested but need more information on the whole process. I just sold my home in Montana and am looking for a new place to live. It is just me and my two little dogs. So I’m really not committed to s as my city or state.

      Doriselda, they just opened their Grove community, the first 3 communities are occupied. There are some lots on Sublease, and you can get leads through the office. And there are 2 more communities under development. Incredible Tiny Homes, 850 Industrial Road Newport Tennessee.

    Three tiny house communities within the 34-acre property
    (** there are now FOUR communities within the 34-acre property)
    (**and 2 across the street).. Total 6 communities.
    FOREST, BEACH, and PRAIRIE are now occupied,
    GROVE is almost completed and expected to be occupied within a month,
    (1) The Forest Community – 60 x 60 lots (larger tiny homes welcome)
    (2) The Beach Community – 30 x 30 lots (16ft – 20ft homes)
    (3) The Prairie Community – 60 x 60 lots (wide-open skies, great for solar)
    (4) The Grove Community – expected to be occupied this month, February 2023
    (5) The Mountain – under construction, extensive roads completed, see aerial on google earth(water and power being installed currently, but it will be a while as it’s a large project)
    (6) Buffalo Creek – in planning stages, right near the mountain community
