Always wanted to work on a tiny house DIY but don’t have electrical or plumbing experience? Maybe this 18-foot Idaho Tiny House Shell (with a balcony!) is just what you need.
It was built by Tiny House Technology, and is for sale for $22,500. Right now has the exterior shell, electrical and plumbing all buttoned up, but the inside is almost a blank slate for you to design however you’d like. There’s 176 square feet on the inside, and the deck and balcony give you another 80 square feet.

Am I the only one missing something? How do you get to the balcony? Is that enclosure inside the door on the left.. for a toilet? Are you supposed to add a loft yourself? I’m assuming there’s no insulation since the outlets are bare. High cost for a shell, I guess if it was bigger (longer) and already had access to that balcony….
It states that it’s a shell! That should be obvious… You’re getting the “shell” for you to finish out,!
yes, i figured that part out thank you, i was asking where the heck you would put those things? is it meant to be a puzzle?
No, it’s just a work in progress and they’re actually still working a bit on it… If you check out their facebook page, they installed a composting toilet in that space to the left that will be offered with the THOW if wanted…
Layout is pretty straight forward, entrance is to the bathroom and then you exit the bathroom into the gallery kitchen before reaching the other end of the home that can be a dining/living room… Above the kitchen and bathroom is the loft and once you get up there you can go back to the front and open the window like a door to access the balcony…
Looks like the main thing you’d have to finish is just the insulation and interior wall finishing… Oven, etc. is already in and included in the price…
Thing to keep in mind about shells is they can range from anywhere around the beginning of the built, even starting with just the trailer, to nearly finished and can be made move in ready very rapidly. So costs will vary depending on how close to completion it is, and this is pretty close to being completed…
I did wish there was a picture of the loft to make it a little more clear!
It looks like the loft is already in and there seems
to be a window to the balcony. There looks to be quite a bit already done so it should be easy to finish up.
Yes all the really tough stuff is finished up! Now for the “fun” things.
