  VERY WHITE, although it does contribute to the spacious feel. VERY well put together. We are not loft people at our age, but is it difficult to fall out of that bed? That first step looks a bit much for people under 6′. The exposed beams are super cool. Plenty of wall space for artworks and the high horizontal windows lets in tons of light.

    There’s a headboard, footboard, and the side wall… So not that easy to fall out, except over the standing platform, where you get in and out of the bed. The step by the wardrobe functions as a foot stool to help transition in and out of the bed, and there’s enough room to sit on it and use it as a transitional level…

    A built in step stool could be an option if that isn’t sufficient or they can just add a few step if you don’t mind losing some of that standing platform space that’ll make it harder to access the wardrobe and fix the bed.

  I can’t say it isn’t pretty because it’s quite lovely and well designed, and you have to love that sofa! However, I see “weight” in every picture from the 3 axles for only 28′ length to the use of concrete for counters, tiles, and floors. Even the fiberglass framed glass windows are heavier than vinyl or wood framed glass windows (vinyl/wood clad plexiglass windows are among the lightest). This would be a house that you have hauled once (for a hefty price) and parked permanently. The cost is the heaviest part of all. . .almost $200,000 to start? On what planet can this home be purchased?

    Martha, I have always enjoyed your on the level, but also off the shoulder reviews over the years. I do agree with you here that this is a remarkably lovely home, and that it’s bound to weigh too much to make it either affordable, or (I add) totally or predictably safe to move. But it is so serene and welcoming with its white and quiet decor. I do love it even though its overweight like me. LOL Although this is the first 28’ I have looked at seriously since prices went up so much in the last couple of years, I can say that I wasn’t looking for ways to make it smaller and less costly. Its perfect as it is.

    Just Canada but $193,500 CDN = $148,247.46 USD, not $200,000. Canada is generally a higher cost market, they generally have stricter requirements because of how extreme their winters can be, and it’s a custom build and they’re usually the most expensive way to have anything built. Just like custom furniture, tailored cloths, etc.

      You make a good point. I hadn’t noticed it was a Canadian build. I stand corrected. For the record, I appreciate your deep investigative insight, something (with my hectic schedule right now) I do not have time to do, and I feel the builder deserves every fairness in an assessment of his or her work, so thank you for this information and insight.

  Gorgeous, but the weight is definitely a problem. Love the couch — room for guests or kids! Didn’t see laundry in this “luxury” house, so hoping that is in the closet space in the bathroom. And with that price tag, especially with the weight, one would be better off to just do a stick built — and then you could have full height second floor!

    If you go to their website and check out their models link, scroll down and you’ll see a 3D model tour option, click the circles to move through the space, and if you go into the bathroom and click that wall a drawing of what that space looks like with the cabinet doors open shows combo-Washer/Dryer, etc.

    Similarly, in the loft, clicking on the built in up there will show a drawing that shows that’s a built in wardrobe with hanging space, shelves, and drawers.

  Maybe I missed it…where is the mattress for the bottom bunk stored?

  The bathroom sink….functional but odd-looking. I like it but still odd-looking ♥️ Never seen a sink like that….cute

    Good question. I think it stays in place and the top bunk simply rests on top, so we’re looking at it in the picture. It looks to be 6 or 8 inches deep.

    The mattress is there, they just didn’t raise the lower bed in the photo. If you do a youtube search for Bunk Sofa Bed, you’ll can see one being set up and see the lower section needs to be raised to finish the setup.

    While they made the sink and countertop themselves with concrete. So they basically hand made everything except for the appliances.
