I am Dwayne A. Jones owner of Dwayne A. Jones Construction Company. I would like to share a recently completed garage conversation to a 320 sq. ft. backyard cottage rental. This unit is located in Memphis, Tennessee and has a vaulted ceiling, kitchenette, cable tv, beautiful outdoors sitting area, and bathroom with shower, toilet, vanity accessed through barn doors. The unit has ceramic tile that looks like wood, a 40 gallon electric hot water tank, window AC unit, ceiling fan, and connected to city utilities and sewer. The cottage was completed in August 2017.

    Nicely done except for not having a cooking area. But in the description it does say it has a kitchenette. Give me a microwave and a small propane camp stove and I could stay there.

    Just a suggestion. If you moved the kitchen counter to the wall of the bathroom next to the barn door it would make the space more easy to design for a livable floor plan. The barn door could open to the right leaving space to the left of the door for the kitchen set up. It could share plumbing with the bathroom sink on the other side of the wall. Great use of a garage to make a cute cottage.

      Diane, if you note the Barn Door track and the direction it is opening in the photo it does open to the right…

      The kitchen just has something in that corner… Looks to be maybe a mini-fridge that looks to have something on top of it, perhaps a tiny one or two burner cook top, which would explain why they list a Kitchenette…

      Though, they may simply not be finished… Like the bathroom has plumbing for a washer/dryer unit by where the iron is shown…

      The half size upper cabinet by the corner of the kitchen could be where a under cabinet microwave range top could go… Or just something they’re leaving open for future upgrades, as sometimes the budget doesn’t allow these conversions to be completed until a later date.

      There are smaller profile kitchenettes, though, so your suggestion could still work if they ever decide on a more compact kitchen…

    So cute! Very nice job. I only question the square footage that is listed… looks more like 220 rather than 320 sq. ft. Either way, I’m still a fan. 🙂

      If looks like a one car garage conversion. I live in a similar thing and mine is that same size… which is the size for an older one car garage.

      It’s truly taught me what living Tiny is like! For example, my coffee table is also a blanket chest that triple duties as additional seating for dining! Just like living in a THOW!

      How big or small a space feels is influenced by the layout, how the space is being used, the actual dimensions, and how the photos are taken.

      Note, neither the photo from the kitchen to the front door or from the bed to the bathroom are showing the full length of the interior but is instead truncating them.

      The interior is clearly wide, with both a large bed and a couch that not only don’t overlap but still leaves a walkway between them, but keeping both in the same photo still makes the space feel more cluttered.

      But while it is wide, the ceiling height isn’t as high as we see in many THOWs that if not for the lofts would have ceilings up to 11 feet high… This seems more like around 10, with the sides tapering down to 8 feet.

      That, along with a lack of use of the vertical space makes it seem like there’s less there even though there’s clearly still a good deal of volume.

      All the photos are also geared front to back and back to front but none from side to side, closest we get is just angled shots of the bathroom, so we’re also not getting the full impression of the dimensions… Like a true sense of how long the bed is, etc.

      So it’s understandable if it seems smaller than indicated…

    Living is also finding the rigth balance between oneself and life, minimizing heavy loads…. And if the writer Abel Bonnard said that : ” The poor boast of their wastefulnesses, the rich of their economies”; but we hope to choose a right balance that redeems us by making us free and serene.

    This is a great conversion. I could be very comfortable here as would many. A agree with many of the comments above (such as sharing a wall for water between the kitchen and bath, but as a designer, we do what our client wants and if this is what they wanted, it is done well. I love that it is not overly staged as that is just annoying.

    Dwayne, I’m a designer in Memphis, we should do a few projects together!

    I’m having a similar conversion done to a large one car garage (273’) with a work room addition (48’). In WA we need two fire exits, even for an ADU. Hope it will be done by end of year.
